Be Open to Feedback The first step in leveraging negative feedback is being open to hearing what buyers have to say about your home. Welcome comments from buyers who walk through your home and ask your real estate agent what buyers have to say about your home.  Don't take comments and suggestions personally, b...

Reebok's BOKS program has come to Wellesley schools with the goal of helping kids have healthy bodies and minds. This is an excellent program that offers important opportunities for the area's children. If you are considering moving to Wellesley, this addition to area schools has the potential to benefit your children and enhance their learning experiences. Physical Activity Helps Kids do Better in School According to the program's website, it's recommended that children get at least 60 minutes of exercise a day. Unfortunately, less than 4 percent of elementary schools provide a daily physical education class and only 57 percent of these schools offer children recess on a regular basis. Physical activity isn't just good for children's bodies, but for their minds as well. Studies show th...

Managing the Changes, Telling the Story is the topic on Managing Life's Changes on BlogTalkRadio wi/Ronald M Allen tonight.  Real Estate, the business of buying and selling homes is forever changed.  Blame it on the Internet, blame it on the economy, blame it on some political party, do what ever you want to do.  Then what?.  The new ways you have to figure out where you fit in, how this is all working, the new language, the new paths towards engagement and t build trust.  It all seems so complicated, way too many moving parts, doesn't it?  Let alone the fact that I am Realtor® and not just a real estate sales agent.  A Realtor® is held to a higher standard and the professional who can juggle all aspects of real estate like issues related to the law (repeat after me, "I am not an attorn...

A Wellesley MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase from the Seller or Seller's agent. Since MA Home Inspector licensing in 2001, a consumer must have a signed exclusive buyer's agent agreement with a Real Estate Broker or Salesperson before the Real Estate Broker or Salesperson can refer a home inspector. Without a signed exclusive buyer's agent agreement, the Real Estate Broker or Salesperson may only refer the buyer to the list of all MA Home Inspectors from the Massachusetts Board of Registration of Home Inspectors. Finding your Wellesley MA Home Inspector from the list of all MA home inspectors can be quite a challenge. An internet search for "Wellesley MA Home Inspector...

Wellesley, MA Single Family Market Report Oct 2012 has 149 homes that are either for sale, under agreement, sold, expired or canceled. This is a good bit of activity and continues to show the values for homes and the interest in real estate is there. At this time next month we will be through this horrible political season and as far as I am concerned couldn’t come sooner.  Since the Real Estate industry and those that serve it are the back bone of our economy it is so good to see it moving in a positive direction, don’t you think? The audacity of need in home sales can be palpable.  Every seller wants and deserves the highest value they can get for their home when they put it on the market.  Quite often a Seller with no real estate knowledge will come up with a price they feel is justified to ask and set their minds on that.  Some seller’s go even further and determine what net they need from the sale and from those two figures come up with the conclusion that they must pay a reduced commission to the professional they hire to sell this asset for them.  This is flawed in many ways. you get what you pay for Consumate professionals at work Firstly a Seller doesn’t determine price, the market determines price.  Even further the market can set a price within the bounds of the local market of comparable sales, invent...

Behind the velvet rope, setting the price for a home is not some voodoo.  Homeowners will always have some idea of what price their home should be sold for.  It is important to ask them how they arrived at such a price.  The listing price of a home is crucial when it goes on the market.  If the compatibles are priced below your list then you will not get any offers and you may not even get any visitors.  If you are not having people view your home then something is wrong with the price, or marketing, or both, usually both.  Most agents know how to search for comparable values to help determine the price and then get derailed by listening to the Seller who wants more. This is a conflict for agents who need listings and are willing to forgo reason to have them.  Listings that sit on the m...

Home Ownership is vital to our economy Housing sparks the economy.  One of six jobs in our economy is connected to the housing market.  The incredible recession/depression we have experienced beginning it’s downturn in 2008 was delivered to us by the Banks and Greed.  Banks were allowing anyone to buy a home.  No interest loans, no down payment, no credit check was the order of the day for most banks who were reaping enormous profits selling these bad loans in packaged Mortgage backed Securities.  It has been the Banks who put the Government’s bail-out money in their rainy day accounts and did literally nothing to help the millions of struggling homeowners.  This continues today. Here in Massachusetts our Attorney General agreed to a deal with several other states to accept Government ...

US EPA names Wellesley MA as the first Green Power Community in Massachusetts   On Tuesday, September 4, 2012, the Town of Wellesley was named by the U.S. Environmental Protection Agency as the first Green Power Community in Massachusetts, and the second in all of New England at a ceremony at Wellesley's Town Hall.   For the Town to be designated as a Green Power Community, at least 3% of the community-wide electricity use must be "green power" --- electricity generated from renewable resources such as wind, solar, geothermal, biogas and low-impact hydropower. Wellesley's current community "green power" usage is at 4.12%.   Wellesley residents can participate in the Town's Power to Choose campaign by signing up and/or increasing the amount of renewable energy they are currently using ...

Wellesley, MA Residential Housing Report July 2012, this summer has been sizzling in real estate. The long awaited resurgence of the industry it helping to drive the economy.  Prices are still low, but creeping upwards this last month, and the interest rates, still historically low, are threatening to move up. Industry thinking is that when the interest rates move, they will do so quickly and dramatically.  Wellesley MA had a total of 171 listed homes in the Active, Under Agreement, Sold, Expired and Canceled on the MLS. There are always more in the For Sale By Owner category, but these homes are a low percentage of the market and usually way overpriced by the owner.   Single Family Active Listings: 107    Avg. Liv.Area SqFt: 4,535.36     Avg. List$: $1,947,523    Avg. List$/SqFt: $418 ...

Coming up on the end of my second year in this business I have taken this morning to look back.  I remember so clearly sitting in the license testing room with maybe 23 other people and thinking this is going to be fun.  Well, fun it has been along with agonizing, frustrating, exhilarating and exhausting.  On balance, I am loving it.  All my life I have worked to be a team member, a team leader by example and a friend and colleague to anyone who was in need.  I am told by my broker and the several broker's recruiting me that I have skills which is nice to hear, but they are not my target.  What I want to hear, crave hearing is the joy of my clients success. We get paid for our work and that is good, sometimes very good, but working for money is not what drives me. I want to be the absol...

When you find yourself picking up the pieces of a failed listing and your feel joy there are moments of insight.  Taking an overpriced listing with an unresponsive and difficult Seller you enter into the arrangement with hope and focus.  As time goes on even an inexperienced agent understands that no activity coming from the buyers means that there is something wrong with the listing.  Getting homes sold for the most money in the least amount of time is always the goal. To do this effectively in your career you absolutely need to control your listings and the Sellers in such a way as to get the job done right. There are always indications that things are not going the right way.  I took my first and only non-exclusive listing for a multi-millon dollar listing because I was charmed by th...

The Housing Report in Wellesley MA 02482 has hit the mid way point of the summer.  You who want homes in Wellesley see your "move in" homes and "correctly priced" homes dwindling while there is still lots of inventory to look through in your various market demographics. Single Family Active Listings: 125    Avg. Liv.Area SqFt: 4,285.74     Avg. List$: $1,793,684    Avg. List$/SqFt: $403     Avg. DOM: 148.60     Of all these Actives there are 13 that have the Red Flags on them indicating they are in some stage of agreement, just not fully there yet.  What used to happen before this summer is that when you received any contract you were happy, as the listing agent, to put it in the Under Agreement category.  Now with bank scruitiny as it is and the Underwriters being particularly difficul...
