Cash flow, a real estate story from the beginning. She had just gotten her license in Massachusetts to sell real estate. She was at the stage where she didn't know what she didn't know and she was filled with hope and energy and some strategies. She had recently bought into one of the systems of real estate that promised success, instant success the system's creator promised. Later in her career she would understand that all real estate systems make promises.  Most systems can create success if you follow them in the manner they are proposed.  All of us realize that is not the way it really works. She had secured an expired listing in a high end town near a million dollars using the system for Expired Listings she had finagled.  The simple house was on the lake, it had gleaming wood floo...

Day 3 of 90; Becoming the best Realtor® Into all our lives comes challenge, turmoil, fear and their opposite.  It is up to us, as the individual, to give meaning to these thoughts and feelings or to understand them for what they are, moments when you are not fully engaged with the present, the NOW.  Fear exists in the future.  I won't get the appointment, which means I won't ever get the listing, which means I won't be able to pay my mortgage, which means my wife won't stay with me, which means.... None of those things happen in the now, they happen in the future.  In the NOW is the practices. The habits that build a success that has no room for failure. Today is a day to build on my habits knowing they will create a future that brings joy, fulfillment, opportunity and connection.  Focu...

Rejuvenation, What is stopping you? Let me answer that question for myself right away.  I am too focused on the small and missing the large. I am focused on my next listing, my next testimonial, my next prospect and not enough on my life.  Lives need rejuvenation.  Lives need diversity of action, you can not wake up every single day and do the exact same thing and expect that you will grow exponentially because of your actions. I know this because I have lived this.  I know this because I am on a rejuvenation weekend with my wife and my passion for my work and the people I serve is not diminished by me doing so.  I am, in fact, rejuvenated with this time away. I am able to look at life through a more relaxed set of eyes.  I am able to connect the dots in life better because I am taking ...

A Significant Birthday. My home is better because... I share that with my exceptional bride.  To build careers worth having, businesses worth owning, and lives worth living, as is the Keller Williams goal, it is not enough on its own. For me it is a shared experience and not all about me, ever.  Having my wife happy and still sure I was the right choice so many years ago is still driving my daily actions. In the end it is always about the testimonial.  Someone who is willing to stand up and give testimony to your actions and results.  I have always lived in this mindset.  I am so proud to not only be still standing. but still producing and still growing.  I know that to be true because I have a partner who keeps me tuned to more than the work, more than the moments in a day.My wife is a...

Caring about others–Showing the way. I have always been someone who believes you show people what you can do rather than tell them.  In fact, you will rarely find me talking about myself unless it is a situation like this where I was recognized for my giving to others.  At the bottom of each of my emails you will find the salutation, “It’s all about you,” for a reason.  I really do believe it is all about others.  This is why my company is called YourStories Realty. YourStories Realty Group associated with Keller Williams Real Estate is a business known for its grandiose statements of fact. They call it puffery.  Telling people things that have a thin hold on the truth.  We are the Number One Agency is a typical refrain.  I am the Top Agent is what way too many promise. The point is yo...

Luxury Market report for the Boston Area over the last week is in.  What we are seeing is days on market go down. This is a great thing. It means the buyers are ready to move on a property if said property is priced right. The other aspect of pricing right is marketing the property in the right manner. It is no longer enough to put the property on MLS and have the system aggregate the listing to all the social media, consumer sites like Trulia, Zillow, Realtor.com and others.  The best agents know how to sell lifestyle and they have the ability to create a lifestyle story around your property. Luxury Market Boston Area Move In homes In the luxury category almost all the houses are in great shape. Almost all the houses in the luxury category have very nice amenities, but they differ fro...

Over the past several years, average mortgage rates have fluctuated but new research shows that today’s rates are much lower than they have been in decades. With lower interest rates it’s easier to afford a home and buying now, instead of next year, could actually help you save money. Historically Low Mortgage Rates Research from Freddie Mac shows that the average 2014 mortgage rate is much lower than rates have been since the 1970s. This chart makes it easy to compare mortgage rates over the past few decades, and you can see that today’s average of 4.36 percent is a great rate. The chart also shows what the average monthly payment for the corresponding rate would be for buyers based on a 30-year fixed rate and a $200,000 mortgage. In the 1980s when rates where at their highest, it wasn...

This chart illustrates the number of homes listed for sale throughout 2013.  Looking at the chart, you can see that from January th...

Seasonal Awakening, Spring Market Boston Area Move In Homes. It was a tough winter. A drive down our streets shows us through pot holes and crater’s that it was a tough winter.  It is nice to be treated to some warm stretches interspersed with more cursed snow, at least for this season.  On with the Spring and into the Summer, if you would please.  Deferred maintenance on your house can cost you more in the long run than if you just take some simple steps today.  For instance with the building of this deck, a better nail would have been a better choice.  What would have made this stay together longer is if some treatment at all had been applied to the deck in the beginning.  Enough said, do something this Spring to protect your house, whatever it is, and feel good about saving money in...
