What's to become of the Sam's Club building in Seekonk Ma?Earlier this month it was announced that three of the Sam's Clubs in the south eastern New England area would be closing its doors.I was in the Seekonk one over the weekend and the inventory has dwindled quite a bit as the store moves towards it target close date of February 5th.Its a good sized building and I am curious to see who or what eventually moves in. The location is great. Sitting at a busy intersection of route 114 and route 6, visibility is great and it's basically right off the highway.Possable tenants could be another grocery store like Market Basket. Would Lowes move from the plaza behind it to this spot? Maybe another club store like Cosco. I don't know if there are any deed restrictions on the property. In other ...

I had a conversation with the manager of a drugstore chain last week about what it was like working for a big retail corporation. Specifically we spoke about quality of life and the work life balance that can be difficult to manage while working long demanding hours. She mentioned to me that Hobby Lobby was closed every Sunday. Wow! What a throwback, I can remember growing up and every Sunday most store parking lots were empty because most places were closed on Sunday. This really impressed me, that a big retail chain like this see's that taking this day off can mean a lot to an individual or family.   When interviewing clients and reviewing their paperwork, I've come to realize that there are five "E"s that help determine how strong a deal we have and how likely we can get it to fund. Equity. Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities (MBS) Are Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.56 this morning - up 8/32 from yesterday's close. At 9:30 AM, the 4.0% MBS coupon was trading at 102.53 - down 1/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down - and so do mortgage rates. The current average listing price of homes for sale in Seekonk MA is $350,938, down 1.3% from a month ago. Local Applebee's marketing (and advertisement) gone right.  Two weeks ago my family and I had to run some errands in Seekonk. When we were finished and heading home for dinner, my wife had noticed the words "Thursday is Family Night at Applebee's" painted on the restaurants windows.  It was Thursday night, time for dinner, with had the kids with us and my wife enjoys going out to eat.  Even though we had had everything at home defrosted and ready to go for dinner that night, she convinced me to turn around. Market Update.: 30 year fixed rates below 5%. Multiple news agencies are reporting today that the average rate on a 30 year fixed mortgage has dropped below 5%. The average rate based off of last weeks locks/closings is 4.93%. On the application side of things, applications actually dipped by 2.1% last week. I think this may have been caused by news of increasing rates, widely reported on February 4th, and this news may have cooled some interest in homeowners replacing an existing mortgage. With rates seeing some temporary downward pressure, application numbers this week and next week may show an increase. Once it set's in with everyone that the Fed will stop pumping money into the mortgage market as the 1.3 trillion they've dumped in already runs out in 6 weeks, there might quite possi...

Pending Stop & Shop Union Strike. Through some work that I do on the weekends with a local snack vendor, I've gotten to know many employees of grocery stores and markets in the southern New England area. The contract with the union employees is about to expire. I believe it ends this Saturday, February 20th and from what I am seeing the potential for a full blown strike seems very realistic. I don't work for these stores and don't know the whole story. Given the current state of our economy, I still get a little surprised when I read about or hear about major strikes going on during this recession.
