In Scituate, Massachusetts, while the number of sales is typical for this time of year, both the sales prices and prices paid per square foot have advanced solidly in the past year. The homes that are selling have been on the market for a short period of time, but have still sold for only 90% of their original asking price, suggesting that the sellers who succeeded in selling were motivated to sell now, in the winter months, and may have realized that their "late-summer pricing" wasn't generating buyer interest. No home that sold was on the market for seven months, and most sold in less than five months. Buyers are paying more to buy in Scituate than they were last year. With many homes under agreement, total sales activity has been high, and the supply of homes is tightening somewhat. ...

The best trick-or-treat Halloween neighborhoods in Scituate   In Scituate, on All Hallow's Eve, start your trick-or-treating where everyone goes: the shops at Scituate Harbor! The retailers put on an awesome Halloween party for the town. The harbor streets are closed to cars from 4:00 - 5:30 or 6:00 p.m. and all the storekeepers hand out candy. If you haven't had enough by 6:00, it's time to troll a neighborhood. Homes sold in Scituate - August 2013 In Scituate, Massachusetts, the busiest summer for home sales in years is ending with substantially higher average prices. 34 single-family homes sold in Scituate in August Up from 33 in July A detailed list about each sale appears below July was an aberrent month, with some very fast sales at high sales prices. August sales prices are down when compared with July, but June provides a truer comparison of price gains over the last few months. Those gains are substantial, up about 10% since the beginning of summer. The Scituate, MA Condo market continues for keep pace with the single family homes for sale in Scituate, MA.  While both markets continue to show improvement, the market is beginning to see the value in this great seaside town.  In the forth quarter of 2010 we saw six units sell at an average sales price of $452,667 or $245 per square foot.  This is a good comparison to the seven units that sold at an average sales price of $425,243 or $223 per square foot in the same period a year earlier.  Demand remains spotty, but properties that are priced in tune with today's market are finding buyers.  However a trend of firming prices will continue to assist the market.  However significant price improvement will not be achieved until the excess supply is sold out of the market.

Okay so I am not the only one guilty of advocating how wonderful it is to live in Scituate, MA with its great proximity to the many beaches the town has to offer.  Homes for Sale in Scituate, MA often note their location relative to a particular beach.  However living too close to the water in the middle of January can highlight the cons of being so close to nature.   Recently, a  group of about 15 First Cliff residents voices their concerns to the board of selectmen that a break in the seawall in their neighborhood could cause a breach in the future, something nobody wishes to see happen.  The First Cliff residents highlighted that the seawall was a danger to the harbor and the town boat yard, and since it was built with federal funds more than a century ago and fixed with town funds ...

Scituate Homes for Sale showed continued price improvement for the month ending December 2010 when compared to the similar period a year prior.  This is a slightly better performance than was seen in neighboring towns. Last month, ending 12/31/2010, we saw 13 homes sell at an average sales price of $590,192 taking an average time on the market  of 134 days.  This is a highly favorable comparison to December 2009 amidst the benefit of the First Time Home Buyer Tax Credit mania where we saw 7 homes sell at and average sales price of just over $549,000 after being on the market for an average of 172 Days.  The takeaway here is that volume is up, sales prices are up, and homes are selling quicker.  This is further substantiated by that fact that the median prices in the same comparable peri...
