November 30- December 2 is "Holly Folly" which is a fun filled gay and lesbian festival organized by the Provincetown Business Guild that gives visitors a chance to get a jump on the holiday spirit.All of the traditional holiday trimmings are present at "Holly Folly," from caroling to the Clauses, but as with all things in Provincetown, they are given a brazen twist that is sure to eviscerate any early signs of Scrooge-hood. The weekend's main event is onon Dec. 1, when the Boston Gay Men's Chorus performs their annual holiday concert at Provincetown Town Hall.There will also be many chances to shop til you drop as the annual "Shop Hop" will run all weekend, with gift wrapping available and a "Holly Folly Trolley." The annual official monument Lighting Ceremony will be on November 21 from 5 to 7 p.m.  From my Century 21 Shoreland office, I have a perfect view of the monument and it is beautiful at night while it is lit up!  It puts everybody in the holiday mood!Each year the monument is set alight to celebrate the Mayflower Pilgrims' landing in Provincetown on November 21 of 1620. It remains lit up through New Year's Day. The monument, is a 252-foot granite tower, was built at the turn of the century to commemorate the landing. Before the Pilgrims disembarked from their ships to explore the Outer Cape land that fell first in their sights, they wrote the now-famous Mayflower Compact, a document that set down a new rule of law for a "new land." For many of us here on Cape Cod, finding a good restaurant with great service and excellent food during the off season is very challenging!However, Chach Diner located on Shank Painter Road in Provincetown, right across the street from my Century 21 Shoreland office is my favorite place for Breakfast and lunch.  Chach Diner is run by a chef instead of a cook, the food speaks for itself!  My favorite is a ham and swiss cheese omelets- packed with ham!  Sharons Egg Benedict is outstanding as well.  Looking for something different?  Try Chach's Cuban sandwich with french fries- you will not leave hungry!  Want lunch at 7:00am?  No problem!  Breakfast and lunch is servied all day! If you have not tried Chach Diner, it is a must the next time you are plan on dinging out!!

Down turn?  What down turn?  Once again, I am pleased to report closed sales of properties here in Provincetown on Cape Cod are up 9.5% YTD according to the Cape Cod MLS system as of today!  Not only is the sales volume higher, inventory is decreasing as well.The average sales price of a condo here in Provincetown is $417,853 with average days on market of 164 days.The average sales price of a single family home here in Provincetown is a whopping $926,597 with an average days on the market of 266 days.  There was a sale of a water-front home for $2,625,000 that brought up this average significantly.I believe that sales are increasing because Sellers are pricing their properties more realistically and Buyers are reacting while the market is still in their favor.Not to sound like a broken...

Despite all the doom and gloom you read about in print news and hear about on the TV news media, Provincetown is experiencing a very nice increase in actual closed sales of 14.9% higher than this time last year!  Year to date as of 12 noon today, there were 100 closings according to the Cape Cod & Islands MLS system vs 87 last year.  This is a very nice number considering we are a very small resort community here at the very tip of Cape Cod.  This should also put Buyer's minds as ease knowing that the sky is not falling!Buyers are realizing this is the time to buy while inventory is still high (346 properties for sale, 191 of which are condos), and mortgage rates are still in the mid 6% range for a conventional 30-year fixed.  Plus, Buyers are concerned if they do not buy now, prices co...
