Happy Halloween to all!  This weeks Top Ten.... 1.  Congrats to the Philadelphia Phillies on a great season and a World Championship!  Overall I thought the series was lackluster and certainly a TV ratings bomb, however I did like the three and a half inning finale!  As a footnote the Tampa Bay Rays also had a season they should be proud of and looking at that team it appears they will be in the mix for years to come. 2.  Well as this election draws near I think if I see another political ad I'll put my foot through the TV.  Then to add insult to injury Obama takes out a thirty minute feel good infomercial at prime time.  I think he has to many contributors if he can buy an 8-8:30 time slot on three major stations.  I won't get into who I feel should win or lose now I just want it over,...

Osterville from the air View from Oyster Harbors Osterville's business district includes a public library, gift stores, women's fashions, restaurants, a small market, banks with ATMs, a pizza place, package store (spirits), a U.S. Post Office, a hardware store, barber & beauty shops, and many real estate brokers. Loyal Sox Fans, Today is the most unfortunate day of the season.  The Tampa Bay Rays defeated our home town Boston Red Sox last night in game 7 of the ALCS to end our season.  The natural tendency today is to hang our heads in sorrow, to be stuck in a perpetual state of disbelief, and share with others our disappointment.  However I think all of us can agree that the Sox this year gave us another great ride!  The home town nine fought through serious injuries and adversity the past 6 months to still entertain us with good sound baseball.  I think it is only natural at this time of year when the unthinkable happens, and we are done for the season, to look longingly toward the future and start to evaluate next years club.  I must say the future looks promising.  It seems Theo and his grou...

This weeks top ten..... 1.  The dow lost 1800 points last week and gained back have of that on Monday.  i know that the institutions were closed that day so it was primarily private buyers grabbing great deals.  Yesterday the markets dropped overall with tech stocks pulling down the market.  Today we are seeing the same kind of large triple digit losses that we saw last week and are back in the 8's at the moment.  I had hoped we were nearing the bottom but now I just don't know.... 2.  The Sox are in serious trouble against the young upstart Rays.  It doesn't help that in the first 3 games Ortiz, Varitek, Ellsbury, and Lowry were hitting a combined 0 for 40.  Last night Wakefield made them look like they were hitting off a tee in the 2 and 2/3s innings he pitched.  Again down 3 games to...

As I sit here and contemplate my financial future and watch the stock market continue to fall (down 746.61 at the time of writing this) I can only think of a comment made on 60 MINUTES by an economist who said, "Bernacke and Greenspan have done a great job containing this economic situation to planet Earth."  Today after checking the markets world wide and seeing the same sell off everywhere, I at 8am I had a pretty good idea what was going to happen today!  I understand that the European markets have already started implementing there own versions of our "bailout" and almost all are Federally insuring individuals bank accounts up to certain amounts.  As the credit crunch increases and prices of most stocks and commodities continues to fall (except for gold which is going through the ro...

I am very interested to see what everyone in the activerain community feels about this prospective Federal Buyout.  I understand that there may not be enough information out there to make a truly educated decision as it seems Congress keeps reshaping the proposed legislation.  Perhaps if we can comment on the overall idea of the government buying all of the toxic debt off the hands of banks large and small.  I think this could make for an interesting discussion.  To throw my hat into the ring, I feel that though it is not the responsibility of the American taxpayers to bail out businesses that are failing due to poor decisions, it is the responsibility of Government (officials elected by the taxpayers) to step in and protect the overall greater good.  By this I mean that if the governme...

I find it increasingly difficult to digest the facts revolving around bank owned properties.  I have done a few deals with bank owned properties in the past and I am quickly finding that the rules are changing.  In the past I have been able to negotiate or atleast talk with the listing agent and the bank regarding certain issues.  Now I have a buyer who is interested in a B.O.P. but there are some major problems with illegal apartments and other zoning issues.  I was surprised by the response I received when I contacted the listing agent.  He told me in no uncertain terms that he had been instructed by the bank to not discuss the property with any potential buyers.  What they've done is listed it as a single family home and priced it as a multi-use.  My client is more than willing to wo...

Greetings all. Is it just me or is activity on the increase. I'm getting more calls for showings and so are other agents around the office. I know that house sales have increased in Barnstable County by over 50 units/month for the last four months in a row. That is good news! Cheers, Craig

Greetings, friends, This is my first post but it won't be the last. I plan to keep you advised as to what is happening in the Cape Cod real estate market. Each month I will let you know what the market performance was for the past month plus lots of other hopefully interesting stuff. To boast a little, as of this week, Sotheby's International Realty's Osterville office was the number one office on the entire Cape Cod region in units sold. We are not the biggest real estate company on Cape Cod but we might just be the most productive. More shortly......

Having credit checked is an important and required step in the home buying process.  However, very few people realize that each time their credit is checked, the "inquiry data" that the credit bureaus  have on file have now become a commodity.    This information is being sold by the credit bureaus to other lenders...and also to companies that sell and resell the same names and personal information.  Lenders that purchase these leads at a premium will do everything they can to recoup their investment and turn a hefty profit.   Super sneaky bait and switch tactics are being used to lure clients away from their reputable lender. The consumer credit reporting industry has provided a way to "opt out" and remove your name from these lists. http://jimhoben.typepad.com/mortgages/2007/02/www.op...
