Appraisers - Can't Live With Them, Can't Live Without Them The other day, Ginny Gorman of North Kingstown, RI wrote a blog post with a similar title about home inspectors entitled Can't Live With Them And Can't Live Without Them - Home Inspectors.  I commented on the fact that one could write a similarly title post about Appraisers.  I didn't think I would be writing one so soon though!  We've all had the appraisals that come in well under sale price....but this is not a post about that! A lovely couple who are clients of mine have a house that has just gone under agreement in Milton MA.  The Sellers, who are downsizing, are buying another home and, of course, the dates and deadlines are inter-connected and important. Luckily, the loan officer my clients are working with is very respons...

Milton Public Schools Calendar Our neighbors in Milton MA  start school a little earlier than here in Canton MA.  Their first day of school in Milton is Wednesday, August 31st for grades 1-12.  There is school on September 1st, but then No School September 2nd or September 5th for the long Labor Day Weekend.  School resumes on Tuesday September 6th, which is also the first day of school for Kindergarten students.  Milton has been starting school prior to Labor Day for several years now.  It is a change from when I was a kid growing up in Milton where I attended the Milton Public Schools from grades K-12.  Back then, we started school on the Wednesday after Labor Day like clockwork.  Quite often, it fell on my birthday!  I like to mark all the days off in my calender for the entire year ...

Every Sunday I write a column for my local Patch sites featuring a home for sale in either Canton MA, Milton MA or Braintree MA. Since I am an Exclusive Buyer Agent and do not list homes, it is fun to pick out different homes that I have seen to feature. I have no interest in featuring one home over another. This weeks featured home is in Milton and is located at 167 School Street. This is an antique charmer, set on historic Milton Hill  and conveniently located within walking distance to schools, parks and public transportation.  As an added bonus, it is located in Milton MA - recently named the second best small town to live in America by Money Magazine. Milton MA Named Number Two on Best Small Town List The Money Magazine annual list of "Best Small Towns in America" was announced yesterday.  My home town, Milton MA, was named Number Two on the list.  While I currently live in neighboring Canton MA, I am proud of Milton MA, which is where I grew up. There are several factors the editors look at when compiling the list.  tability of the real estate market is one factor.  According to the article, prices in Milton have remained stable since 2005.  While it might be an overstatement, overall prices have remained stable compared to some other towns in the state and across the country. One of the other factors is the school system, with its new infrastructure, great test scores and the French Immersion program.  Milton  is located just outsi...

At town meeting, it was announced that the Massachusetts Water Resource Authority has assessed a slight increase to Milton's water and sewer charges, based on the town's consumption of water last year.  This means Milton residents will see a modest increase to their water and sewer bills, .7 percent to the water bill and 5 percent to the sewer bill.  According to town records, this increase is low compared to other towns. Residents will see the increase on their next bill.   WELCOME TO MILTON, MA! Melissa A. Blogging every day for a year and a half forced me to read and respond to issues within our industry. The result is getting to know more on a daily basis and I love it.  Here on Active Rain are some of the best minds in the industry and you can read them daily.  Having a problem with a particular issue, Short Sale, Marketing unusual properties, paperwork, anything about our industry you can search and find someone who has written about it.  I have not been writing with the same fervor this last month because after focusing on growth of my own career here in MA the first 6 months I have hit the beginning of pay dirt.  Yesterday I had a P&S signing, a closing, the signing of a new team partnership that brings me several new listings and a new database of 300 active names, showing some new...

Milton Massachusetts Foreclosure Report May 2011 According to Realty Trac, Inc. There were 6 foreclosure filings in Milton Massachusetts in May of 2011. That works out to be 1 in every 1,591 homes and represents a no increase over April 2011. Although a  no increase is a good sign, it may only be temporary . From my understanding the Banks and The Department of Housing and Urban Development have all agreed that 2011 will be the year they push through with most of the pending foreclosures that have been held up due to title issues, faulty assignments and moratoriums. Many economists believe that the best way to deal with this problem is to get through it as quickly as possible. Sellers who are facing foreclosure have two primary options. If they desire to save their homes they can apply...
