Although there are 47 single family homes currently on the market for sale in Medway, Ma. But of those 47 homes for sale, 9 of them are flagged as having an offer accepted. So in actuality, there are only 38 homes ready for new buyers in this metrowest community. Over the past 5 years, I've watched the spring inventory of single family homes and it usually hovers around 100 to 110 homes. So it's understandable that buyers are feeling a bit frustrated by the lack of options out there. Because it feels like spring in New England, (tomorrow is supposed to hit close to 60 degrees), buyers expect to see the number of homes they'd generally see later in the season. Interesting year in Medway for Real Estate Sales.  It's been a long while since a home for as low as $112k but a small cape in need of repair did sell for that price in 2011 - the lowest price point for a single family home - On the flip side we had another home sell in the new Applegate Development that sold for $1.38 million - Those were the extremes - We had a solid year on the high end and had a few real bargains in town.  To read about the specifics feel free to review the report on Medway's Real Estate Market in 2011.  To compare 2011 to 2010 we can see the market is stabilizing.  Look how similar the numbers look year over year.

ItIt's exciting to note we're one step closer to getting a project manager hired to assist in a detailed design plan for the Thayer Homestead in Medway, an historic homestead abutting our beautiful Choate Park.   Last November the town voted to fund a schematic design to provide more project detail to bring to the town for a final vote to build. The homestead is unique in a number of ways. It's unique because of its historical significance, part of the mill history of Medway. A Franklin home has found its new residents! The last work day of the year and these buyers managed to close on the home of their dreams! This home is a classic farmhouse design with a beautiful porch overlooking an idyllic yard - providing peace and serenity with its close to 2 acres of open land. Luckily prior owners had addressed all the worries of buying an antique, replacing systems and windows and then restoring many of the floors. I love the enormous kitchen in this home. Some, maybe most people, in town don't know about Sanford Mills. They're surprised to find out there is a condo complex on the River Charles in Medway situated right at the water falls that can be seen from Sanford St (Lincoln St as it crosses the river into Franklin). The complex has been around since the early 90's as a real estate complex. Prior to that it was vacant for a while, but was once a thriving mill. In fact one of the prior owners whose home I sold in the past few years tells me she remembered when her Grandfather worked there and she was so excited to have one of the units in the building where he was a supervisor. Sales for residential homes in November has been running exactly the same as this time last year.  We sold 7 single family homes in November which is exactly the same number of homes in November of 2010.  But that's where the similarities end.   The average list and sale price was lower in 2010.  Does that mean we're seeing appreciation year over year?  No.  In November of 2010, we sold smaller homes with less living area.  In actuality the per sq foot sale price has dropped over 2010  Average Sale$ per Sq ft   has dropped to $136 from $150 per sq ft in November of 2010 - That's about a 10% drop -  Because this is such a small sampling (7 homes and 1 month) I wouldn't make assumptions about the entire year.  Stay tuned for our end of year reporting in about one month.                   ...

It's that time of year for the Annual Christmas Lighted House Tour. Don't miss this event that raises funds for the annual Medway Christmas Parade. There are 6 beautiful homes decorated for the holidays that will be open for this event. Tickets ($20) can be purchased at the town hall or senior center. Seniors' tickets are only $15. The bonus location this year is the Medway Community Church, where they're celebrating "Celebrate Christmas". The church is offering home made soup and bread and there will be bell ringers providing holiday cheer. The event is for adults (16 and over).  The event takes place Sunday December 11th 3-6pm A great way to get into the holiday cheer! Hope to see you there! Medway MA Santa Parade and Fireworks Display  Nov 26th 2011 My sisters both live in Medway.   Part of the Thanksgiving weekend festivities always include a short walk down to Main St. to stand with others in welcoming in the Christmas season by watching the Medway MA Santa parade in the crisp cold late November air. For the past 18  years, Medway MA has kicked of the Christmas holiday season with a parade ending with a fireworks display.   This year is no different making it the 19th annual Holiday parade! Just came from Medway's Special Town Meeting tonight and among other warrants, the warrant that provided monies to take the Thayer Homestead Project to the next Level, was approved. At this point initial concept design was done. The next phase will define this important project in much more detail. We see this location as becoming a village green for Medway. It's in the perfect location for concerts, town events but also private functions. We're so excited that the town is behind us to take this project to the next level! A Special Town Meeting is scheduled for November 14 at 7pm at the High School. If you've been to town meetings years ago, you'll be pleasantly surprised how efficiently the meetings are now run. No longer are you stuck in a meeting that runs until midnight - In fact, one recent meeting finished  in less than 45 min. It’s always beneficial to know what the real estate market is doing in your town from one year to the next. Here are some interesting statistics for Medway: This October 2011 saw 10 homes being sold. Their average list price was $318,850 and their average sale price was $321,672. On top of that, 5 homes are currently under agreement with an average list price of $308,960. The average market time for homes being sold was 111 days and for those under agreement, only 67 days!                                                                Comparatively, October 2010 saw only 4 homes being sold, however, their average list price was $457,150 and their average sale price was $429,250. Soccer Day and Pumpkin Fair are this Sunday - October 23rd!   Held at the Middle School Complex from 12-3, Soccer Day is a day for the whole family, beginning with the Parade of Champions at 12 noon! This is a huge event in the town of Medway and is fun for the whole family! The games start at 12:30 and all teams play two games.
