Here's the latest statistics on the real estate market in Medford Massachusetts.     What this shows us is that the median sales price for the city is continuing to rise. The number of days on the market (the amount of time it takes for a property to receive an accepted offer) has risen slightly but is still almost half of the time it took to sell a house last spring. Overall, the real estate market in Medford is healthy and property priced homes are selling.

As a real estate agent, I’m often asked what’s going on in the housing market. Here’s the latest on single family home sales in Medford for the past year: The black line is the Median Sales Price for single family homes in Medford. Prices have fallen from where we were a year ago, but prices are stronger than they were in the spring. The first time buyer tax credit ended on April 30th and that actually coincides with the lowest median sales price in the city. Since then we’ve seen an increase in prices but these are coupled with the lowest interest rates on record. You can see by the orange line that the Average Days on Market for single family homes in Medford have been steadily decreasing since the spring. What this means is that if a house is priced well, it will sell in a reasonable...
