The weather may still be cold but the Mansfield real estate market was getting warmer in February.  Average sales prices have increased compared to February 2014, while number of sales are even.  Inventory of homes for sale remains low. Here's a look at the total single family home sales for the month of February in Mansfield MA for the past five years.  February 2015 saw the same number of sales as in 2014 and 2011, bu not as many sales as in 2012 and 2013.  Buyers were still out looking in spite of the record setting snow. The 2014 Mansfield MA Real Estate market reflects what we have seen in our other markets.  Decreasing inventory continues to drive down the total number of sales but drives up the average sales price. Here's a look at the total single family home sales in Mansfield MA for the past five years.  2014 saw a decrease in total number of sales from 2013.  Last year's sales were also  down slightly from the 2012 numbers.  However, Mansfield home sales in 2012-2014  were all significantly higher than those in 2010 and 2011.  Prices for single family homes in Mansfield, however, were significantly higher in 2014 than in all previous four years. The real estate market in Mansfield cooled down along with the weather in November.  The approach of the holidays has some people putting off their home search and also has sellers waiting to list their homes until after the new year.  Traveling to visit family or hosting the holidays puts a cramp in everyone's schedules. This seemed to be the case in Mansfield during November 2014, where sales declined from 11 homes sold in November 2013 to 7 homes sold in November 2014.  However, a look at the numbers reveals that November generally does not generate a large number of Mansfield MA home sales.  The highest number of sales in the past 5 years was in November 2012.
