365 things to do in Worcester County - See a hypnotist in Leominster.  I have been to hypnotist shows before and they are quite entertaining.  Now my husband and I disagree on the perception of the people participating.  I find that they are having fun and he feels that, well, for a lack of a better word, they're making fools of themselves.  Personally, I feel that the audience is entertained and the participants don't mind being the entertainment.  And if you are interested in attending such a show, come down to the Leominster Elks lodge on Friday April 29th. Doors open at 6:30 pm and Hypnotist Dan Candell and REALTOR Comedian Chris Daly present a hilarious night at the Leominster Lodge of Elks. Hypnosis Gone Wild will bring hypnosis back with style!  Register for your tickets for this...

On April 16, 2011, There is a great 365 thing to do in Worcester County - See Beatles Cover Band Fundraiser in Leominster.  As I was listening to the mornig radio show, (It was Beatles' hour) the announcer mentioned a fundraiser in Leominster.  As I love Beatles, and who doesn't, I researched more information on this event: The Doyle Field Foundation will be hosting a fundraiser on April 16 at the Sheraton Four Points, located at 99 Erdman Way in Leominster. The event kicks off at 7:00 p.m. with DJ Kesta spinning records and leading up to the main event: The No Reply Band. They will take the stage at 8:00 p.m. and play for a great cause. The No Reply Band is a celebration of Beatles music, but don’t look for the signature outfits and hairstyles. This Beatles cover band doesn’t look to i...

365 Things to do in Worcester County - listen and dance to "Fat City Band" in Leominster.  If you ever wanted to do something fun on a Sunday night and did not know where to go, may I suggest hopping on down to Dance 2 Swing.  The dance party takes place at Leominster Elks club at 134 North Main St., in Leominster.  Every Sunday night there is something cool going on.    The night starts at 7:00 pm with a half hour of easy to follow group swing lesson.  The whole thing is low key so even if you're not a champion swing dancer, you will be greeted with open arms (pun intended).  The dancing is not done in high Ball Room style, but more in a relaxed club setting.  There is a cash bar for refreshments and the best part of the evening is the live band.   Tonight we were entertained by Fat Ci...

365 things to do in Worcester County - Go shopping for Thanks Giving meal at Market Basket in Leominster  .  Today's blog is about the best place to shop for Thanks Giving meal.  Notice, I did not say the best time to shop.  If we are talking time, I would have to say that I probably missed the opportunity for "empty" store.  But the Thanks Giving Rush is very professionally handled.  All the registers seam to be open and I waited less to check out than on any other day in any other store.  How cool is that?   The efficiency is only one reason why shopping for Thanks Giving meal at Market Basket is making my 365 list.  The selection was actually pretty good, for Market Basket.  There were at least 4 different brands of Turkey and since I believe that we pay more for the name, I went wit...

Welcome to Your Worcester County Massachusetts Short Sale  Site.  Your Site for Real Estate Help,  Answers & Action!         Frequently Asked Questions   What is a Short Sale?In the world of Real Estate, a short sale refers to the sale of real property for an amount less than the amount owed on the property. In the short sale scenario, the bank agrees to accept less than the full balance due on the debt, and usually ‘forgives' all or a large portion of the difference.   How will the Short Sale affect my credit?Short Sales are still a relatively new concept. Banks have the option of submitting the short sale to the credit bureau as "Paid in Full" or "Settled for less than full balance". As far as your credit score is concerned, there is no evidence whatsoever to support that a short sale...

Let your clients know that the homebuyer tax credits will expire soon. If your homebuyers want to take advantage of these tax credits, they must act fast. The tax credits are available to buyers who sign purchase agreements on a new or existing primary residence between December 1, 2009, and April 30, 2010. Buyers have until June 30 to close on their new home. In addition to offering the $8,000 first-time homebuyer tax credit, the new law also allows a $6,500 credit for repeat or move-up homebuyers who have lived in their primary residence for five years or more. There is an $800,000 price limit on all homes eligible for the credit. The income limits for all buyers are $125,000 per year for individuals and $225,000 for married couples. What's happening in Leominster? We are seeing activity in the bottom end of the market (like everywhere else). However, there seems to be some activity close to happening in the upper end of the market as well. Overall we are seeing less Sold units (homes selling) than we have in 2007 (so far). Until we see units increase, the basics of Econimics tell me that we will not nbe seeing price increases anytime soon. That being said, it is still a good opportunity to buy a home - as long as you are not looking at a 1 to 2 year time frame. If that is the case - RENT! Otherwise, the 'compressed market' accompanied with low mortgage rates (for those who can still get one) make this a real opportunity. ZIP Code: 01453Location Characteristics: Located less than an hour from Boston, MA, and even le...

More Real Estate Words of Wisdom from Gerry 'Realtyman' Bourgeois:Well... The Spring Market is upon us. What's happening in North Central MA, you ask? Nobody really knows for sure. Mortgage rates are still very low (historically) - around 6% for a 30 year fixed rate. 100% financing is all but gone. OK, 100% LTV may be available in SOME instances, however they are few and far between. FHA is making a 'comeback' but buyers still need to bring Money to the table (quite a novel concept).Sales are actually increasing (units, that is) but there is still quite a bit of pricing pressure. Homes which are priced correctly relative to the current market (not 2004 values) can - and DO - Sell!We are seeing more activity in the lower end of the market for single family homes. However, we are also see...

It just amazes me that so much money continues to move into or around the New York Stock Exchange, yet the housing market in most regions of the country are falling rapidly. It seems to me that the entire body of the real estate industry needs to work together more to help clients understand just how valuable investment in a home is. I think that stock brokers are winning the battle for our buyers' and sellers' attention. I'm personally going to talk about this with clients, customers, coworkers, friends, and family as much as possible. Realtors ought to be aware of the investment market and remind others that investing in a home is just as solid, of not much more, than investing in a "diverse portfolio!"

In this second part of my four part series on the Leominster office market, I want to focus on the Erdman Way Business Park located across the street from Staples just off Route 12 at the Interchange of Routes 2 and 12.With a total combined leasable area of close to 120,000 SF, the Longview Corporate Center and the Commerce Place Corporate Center represent two of the five Class A office buildings in Leominster and represent the two largest office properties in the area. In the first part of this series, I highlighted the Woodblock Building and 14 Manning Ave, two of the other Class A office buildings in Leominster. The Erdman Way Business Park is also home to the Four Points Sheraton Hotel, Bj's Wholesale Club, and The Center for Digestive Wellness. Access to the park is convenient for v...

Are you looking to lease office space in Leominster? Are you aware of all of the options there are in Leominster to lease office space? I'd like to provide you a breakdown of the different options there are in Leominster for leasing office space. You may want to consider a downtown property, a property with good highway access, or maybe you want to be close to the hospital because you're a doctor. In this first of a four-part series, I'll focus on the downtown area and all that it has to offer. I have separated the downtown into two sub-markets. The first being Main St and the surrounding commercial properties heading up Merriam Ave towards from the Post Office to the court house and extending South from about the Post Office down Main St to the BankNorth building and the second being th...

Before the Leominster City Council is a petition to allow a Day Spa to operate in a residential neighborhood. At face value, it seems like a reasonable request; a quiet business, not much traffic...what harm could there be? Quite a bit unfortunately...The basis of whether or not to pass the petition has nothing to do with whether or not the business owners are nice people as Councilor Dave Rowlands expressed in his well-spoken comments. I don't usually agree with Mr. Rowlands views but in this case I think he hit the nail on the head. Councilor Marchand made the argument that because he knows the business owners personally, and they are great people the petition should pass. He had other arguments as well, but none as flawed as that one.Another argument is that since there is a doctor o...

What does the future hold for the plastic pink flamingo? If you didn't have one in your front lawn growing up, you surely had a neighbor that had six of them on their front lawn. They first appeared on the scene in 1957, dissapeared in the 70's, made a reappearance in the 80's, and now are on the verge of dissapearing from the world's front lawn forever.Did you know that as of November 1, 2006 the original manufacturer of the plastic pink flamingo has stopped manufacturing these iconic lawn ornaments?Did you know they had been manufactured in Leominster, MA for nearly half a century until the plant shut off the molding machines for the last time and shut their doors just about 7 months ago? I know this because I live in Leominster. It's been a sad few months since their closing but we'l...
