This is the sales activity comparing 3rd qtr 2007 vs 3rd qtr 2006The results are mixed, however its interesting the total number of sold homes is up from 2006. The days on market is up and the median price is down as we expected. The good news is homes are still selling and buyers are still buying. I was curious what segment of the market was more active. Where are buyers coming from and what Price range. Looking at the MLS statistics heres what I found.Hopkinton active listings total  - 83 homes . On deposit 16 Homes. On deposit as opposed to solds gives me a better picture of whats happening over the past 30 days. Of thes 16 homes 11 are under $450,000. and 5 are over $650,000, and no activity at all from $450-$650,000. Next month, hundreds of Hopkinton Ma Boy Scouts, Girl Scouts and Cub Scouts will be visiting neighborhoods for a critical mission: collecting food to re-stock the Basics Food Pantry, which serves 75 local families in need.On Saturday, Nov. 3, scouts will visit Hopkinton's neighborhoods to distribute plastic grocery bags and flyers for the food drive. Residents are asked to fill the bags with non-perishable foods (see below for suggestions) and place them by their mailboxes or on their doorsteps by 10 a.m. on Saturday, Nov. 10, when scouts will return to collect the filled bags

I have to say ever since joining AR, I am impressed with the overall attitude of the Realtors in this community. The posts talk about current market conditions which are trying. 99.5 % of what I read here is about opportunity and making lemonade out of lemons. Its very inspiring to here story's and ideas which encourage stepping up and make it happen attitude. I have been in real estate for 22 years and seen it all recession and boom. But unlike today with blogging and the AR community, you never knew what everyone else was thinking or doing. Take a hike -  The Hopkinton trails club in conjunction with The Friends of the Upton state Forest are planning an educational hike thru the upton state forest on  Oct. 21 10 am. The walk will start at state forest admin building on Southboro rd Upton (Spring st hopkinton turns in to Southboro rd) details cal 508 529-3709.There will be a 1/2 mile walk and tour of the civilian conservation corp site and then a 3 mile hike along Dean pond.

The inventory is up by about 25%. The numbers sold is up by 10% while the median saales price and days on market remain flat. This seems to show that while sales have been on par or a little better than last year, inventory seems to be building again.

That was the headline in todays Metrowest Homes pullout real estate magazine. It has been my observation that a majority ( maybe 80-90%) of FSBO's end up listing with a realtor anyway, even in a hot market. Now that its much more competitive to find a buyer, perhaps they are realizing they need an experienced professional to give them good advice and a real "marketing plan" of action.

The chart above indicates the # of homes sold is up slightly over 2006 and inventory is down. Yes the median sales price is down , we all knew there has been a price correction over the past 12 months. Well saturdays weather couldn't have been better, nice and cool, fall in the air. A perfect time for a new england fall fair. The turn out was great and the smells of hot dogs and cotton cndy permeated the air. there were strolling musicians, artists and crafts people. Childrens games and apple crisp. This is why I love Hopkinton. There was a large display of the proposed new gazebo for the town common and it looks beautiful. The estimated cost is $100,000. and in less than amonth they have already raised $25,000. from donations. Now thats community spirit.

Carbone's Restaurant located on 280 Cedar Street (Rte 85) in Hopkinton MA has been a traditional Italian/American Restaurant for the last 74 years. Three generations of Carbone's have kept this place growing for many years. This Hopkinton MA landmark opened for business in 1933 under the management of Edward Carbone who named his establishment, "The Good Fellows Club." He was soon joined by his mother and father who began to serve home-made pasta, fried chicken, and veal cutlets. Saturday September 29th on the town common  I haved lived in Hopkinton for 22 years and this town is awesome when it comes to community spirit and giving. But my all ime favorite community event is the polyarts fair each september. It is just a very classy event, Oh sure theres lots of hot dogs and candy apples, but the vendors are always very hi quality crafts people offering one of a kind art, jewelry, clothing, and on and on, there is something for everyone. games music, demonstrations.If you want to get a feel for the kind of community Hopkinton is- stop by, you will love it!

In Hopkinton Massachusetts there were 18 sales in June of 2006. In June of 2007 there were 35 sales in Hopkinton. This was a significant jump as sales almost doubled.In June of 2006 there were 114 homes for sale in Hopkinton. In June of 2007 there were 104 homes for sale in Hopkinton.The median sale price was up almost 10% in this period.
