Hingham home sales were strong in January 2014, led by a $7.15 million sale on Bare Cove Lane. Sales are brisk, and up sharply from last year at this time. The averages and medians are holding steady or improving, to sellers' advantage, slightly. After averaging out the monthly variations, buyers are still paying about what they have been willing to pay for a Hingham home for the past couple of years. Hingham had a solid year, with relatively quick sales at prices similar to 2012. Hingham cleared out the inventory in December! Most of the homes that had been contingent or under agreement in the prior month were sold, only four homes came on the market, and 19 homes sold in December. With just four sales above $1 million, the averages are down a bit, but homes are selling very fast and for most of their asking prices. Contrast this with the market last month, during which sellers took significant price concessions to make the transactions happen. Sellers this month didn't make significant concessions, so these homes were priced properly from the beginning. Sellers whose homes have been on the market for more than 60 days should be asking themselves some questions about their pricing strategy. In Hingham, the real estate market remains quite warm, with statistics returning to their trend levels after unusual conditions last month. Prices, both sales prices and prices paid per square foot, are up about 10% since last year at this time. Sales are steady. No home that sold was on the market for seven months, and most sold in less than five months. Sellers took significant price concessions from their original prices to make the transactions happen, but they did happen. This is just a generalization and a guess, but it seems as though some sellers are motivated to sell now, in the winter months, and quickly and astutely realized that their "late-summer pricing" wasn't generating buyer interest. Homes sold in Hingham - October 2013 In Hingham, the real estate market remains warm, with statistics that need close examination to reveal underlying conditions. There were some quick sales, but there were also four sales that took 330 days or longer. There weren't a lot of multiple-offer situations, but most sales did take place fairly close to the last offering price. There were a few less sales than average, but there are a lot of contingent and under-agreement sales now in the pipeline. Home sales report for May, 2013 for the towns of Cohasset, Hingham, Norwell and Scituate (CHiNS) 55 single-family homes sold in Cohasset, Hingham, Norwell and Scituate in May.  The average LISTING price was $774,000.      (Average: total prices / number of homes) The median listing price was $615,000.     (Median: the home halfway down the list) The average SALES price was $741,000. The median sales price was $608,000. The average number of days on market was 119. The average price paid per square foot was $269. The South Shore Conservatory invites the public to join in its first ever Rhythm Run 5K and Fun Run on Saturday, May 18, 2013. The Rhythm Run takes place in Hingham’s Bare Cove Park and starts at 9 am. Approximately 400 runners from all over the South Shore are expected to participate. Prizes will be awarded to the overall winners, as well as winners in each age category. Children through the age of 10 are invited to take part in a Fun Run in the Conservatory’s circular driveway, where everyone is a winner. The Fun Run starts at 9 am. The talk of the town in Hingham, MA this morning is yesterday's vote that approved money to fund a study that will lay the groundwork for a new middle school.  The study was overwhelmingly approved last night by 2/3 of voters. As stated at town meeting, the money will allow the town to begin engineering and design work on the new middle school building and could qualify the project for reimbursements by the Massachusetts School Building Authority. Hingham officials are hoping the state will reimburse the town for 35 to 40 percent of the construction costs. Officials said last night they hope to break ground on the school by 2012.
