Dudley, MA Real Estate: 3rd Quarter 2009 Market Report Sales of single family homes in Dudley, MA are holding steady, but the average sales price continues to drop.  Single family home sales for 2009 have been as follows: In the first quarter of 2009: 10 single family homes sold, with an average sale price of $257,350. In the second quarter of 2009: 21 single family homes sold, with an average sale price of $220,467. And in the third quarter of 2009: 20 single family homes sold, with an average sale price of $207,230 and average time on the market of 127 days. Yesterday was another great day for an open house.  We have a new listing in Dudley that shows beautifully and is in a great pricer ange.  When James pulled up to do the open house, we already had people waiting!  We had over 15 people come tour the house, a few that are very interested and some that are thinking of listing their homes....having so much activity definately showed that we can do our job (and that we get lucky).  We advertised the open house on our blogs, websites, in the newspaper and on Craig's List.  This home was an expired listing and was just not advertised properly, but the sellers were very impressed at the new results that they have seen thus far.  Now we're just praying for a sale to come out of one of these many possibilities and we'll keep trying in the meanti... 08/04/2008
