It is happening again.  The short sale banks appraisal has come in more than ten percent higher than what, I believe, the buyers bank appraisal will come in at.  The unfortunate fact is that both will still be within the margin of error.  The first guy,(let's call him John) was sent by the bank nearly two months ago.  John used comps that were no more than ninety days old at that time.  That means that the comps are now five months old when they closed, since the actual offer was accepted one to two months prior to closing.      In addition, those comps were probably conventional sales, meaning that those buyers paid a little more rather than going through the hellish anguish of the short sale process.  Perhaps they were able to negotiate terms like closing costs or repairs, like a ...

The final numbers haven't been officialy announced, but it appears that Brockton has won back the title of Guiness Book of World Records for assembling the most number of people wearing 'Santa Hats' in one place at the same time.  The event was held on November 21, a Saturday, in front of the location that once was Edgars, home of the first department store Santa Claus.       While it doesn't rank up there with D-Day, or putting a man on the moon, it does reflect on a community showing its spirit.  The hats were passed out in stores and schools and lots of famiies with children showed their spirit at this downtown event.  Like many small cities, Brockton has been hit hard by the 'Great Recession'.  This is just a small step in showing the world that battered and bruised doesn't mea...

On November 21st the City of Brockton will attempt to regain its' rightful place in the Guiness Book of World Records for the most Santa hat wearers.  The event will take place in the downtown area,  in front of what once was Edgars Department store.  Brockton set the record in 2008, but was unseated by Mullingar. Ireland in 2009.       The significance of this event is that James Edgar is generally regarded as the first department store Santa Claus.  His downtown Brockton store was an anchor in the bustling city long before malls came along, and he successfully thrived while competing directly with the big chains like Woolworth, SS Kresge and Sears, as well as, dozens of specialty merchants.     It was, however, his love of youngsters that inspired his idea of being the 'Real' San...

As a real estate broker, I have been able to help numerous Brockton home owners avoid foreclosure. The Brockton market was hit hard by the housing crisis and many home owners are having a tough time paying there mortgages. As a result I have put togther a foreclosure prevention program to help distressed home owners and advise them of their options when facing foreclosure. As a seller your options include, A loan modification, Short Sale and a Deed In Lieu of Foreclosure. There are additional options as well but I find that these are the top three solutions for sellers who are facing Foreclosure and looking to save or sell their homes. A Loan Modification is a permanent change in one or more of the terms of a mortgagor's loan. It allows the loan to be reinstated, and results in a paymen...

Mortgage Rate Forecast for August 2, 2010 - Improving, or...? Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities (MBS) Are Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.41 this morning - the same as Friday's close. At 9:30 AM, the 4.0% MBS coupon was trading at 102.19 - down 7/32 from its opening. Toby Boyce is a big wheel in the NAR Young Professional Network.  He blogs regularly on their "YPN Lounge" site.  For some reason, like I probably signed up for it and then forgot about it, they send me updates whenever someone posts an interesting insight or piece of advice.  This is awfully nice of them to do since I am encroaching on the 60th anniversary of my first spanking.  Well scrubbed, college educated and brimming with enthusiasm these young practitioners are adept at things that I am not.       Todays' piece by Toby showed that some of the younger folks in our industry 'get it'. His perfectly arranged applecart of appointments, working his numbers, getting his alphabet soup of designations on his professionally designed website was overturned by real life.  His father-in-law ...

It seems like only yesterday that Over 55 sub divisions were sprouting up everywhere.  While most were catering to boomers who were downsizing, others were laden with high priced features, including living areas that far surpassed the square footage of the old homestead.  Nothing mattered because we were selling those 50 year old homes for 'funny money' and buyers were lined up around the block with mortgage approvals in hand. That is, until the spit hit the fan.      We are seeing developments catering to the higher end of our market going belly up, or at the very least, lying dormant.  The more modest homes seem to have weathered the storm, though they have had to reduce features and prices.  In addition to all of that equity that went 'poof', even more of it went with sellers' wh...

During the 1950's and 60's Brockton, MA was still a bustling industrial city that was noted for being a shoe manufacturing center.  While those factories were closing, many of them moving south for cheaper labor costs and tax breaks, enough of them were still running to provide employment.  In addition, the skilled laborers often possessed craftsmanship that could not be taught, only learned from those who had come before them. The industry as a whole, however, was on the move.      As a youngster Brockton was a collection of four sections and mine was the North End, also called Montello.  We had our own Junior High School, Little League, playgrounds and the other amenities that made us a community, including an 18 hole Municipal Golf Course, one of four golf couses citywide.  Alth...

What are the foreclosure alternatives for borrowers who are having trouble making their payments? What actions should a borrower take to pursue these alternatives? There are several alternatives for a borrower that is having trouble making payments. Some of the alternatives available include: Repayment Plan: A Repayment Plan is used when you have experienced a temporary reduction in income or financial hardship. This option is structured to cure the delinquency over a period of time by paying a full amount, plus a partial payment on the delinquent amount, each month. An initial down payment is required. The amount of the partial payment will be based on your financial situation and your initial down payment. It is important to note, a repayment plan will only be considered if there has b...

I'm currently working with clients who are nearing a short sale status.  Although they are 'house poor' they both have good work histories at their current jobs, and have owned this home for 12 years.  The trouble came a couple of years ago when the wife got sick/injured.  They went down to one income, had two teenaged kids, lost their health coverage, took equity from the home, yada, yada, yada.  I recieved written permission to discuss their options with their mortgage company and was told that they are good candidates for the Loan Modification program which would allow them to keep the house. I would be interested in hearing of any one's experiences with this.  (Good, bad or indifferent.)

This blog could be filed under 'Agent with too much time on his hands.'  The fact is that there is a lot of history in these old New England cities.  Around the turn of the 20th century a group of engineers were brought into this bustling shoe manufacturing city of nearly 100,000.  Their mission was to design a rail system that would expidite the transportation of output from the many factories.      The result of their labor was a rail line that ran the length of the city, including through the center.  At no point, however, did any vehicles ever have to stop for,or cross railroad tracks. Close to a dozen points of the north to south rail line that intersected the east to west street traffic were designed so that one passed over, or under, the other.  Most of the original bridgework is...
