Most experts believe the bottom of the Massachusetts statewide real estate market in this current recession occurred in the first quarter of 2009.  Local market reports will determine if a community has seen the bottom.     Single Family Homes For comparison, the 2009 yearly average sales price was $870,800 and the average median price $300,000. There are just over 1900 properties in the pre-foreclosure stages on Cape Cod on May 6, 2008. This may sound like a lot of property, but this is only a small fraction of real estate on the Cape. There are some pockets of activity that are easy to understand and small pockets of activity that show no class is immune to the national real estate issues. Barnstable and Falmouth are the two largest towns on Cape Cod, so of course, they have the highest number of properties in this list. But looking at the number of pre-foreclosures with respect to the total properties in those towns indicates a much stronger economy there than in the surrounding towns. The Cape was packed this weekend with visitors and business looked brisk. We are both a great year round community and a great tourist destination. It is important for visitors to know that people call  the Cape home and for residents to know our economic future is tied to tourism. I get a chance to look at tax rates for all of Southeastern MA and Metro Boston. When I see what residents get for their taxes as opposed to the commuter towns to Boston, we get more for less. The reason is tourism, we can rely on more than just property taxes to support our towns. They in a way subsidized our cost of living and our way of saying thanks is just a smile and a little patience on the road.
