425 Notre Dame CondosLuxury Downtown CondosNew Orleans Warehouse DistrictNew Orleans, La. 70130 New Condos in 2015 at 425 Notre Dame       New Construction in downtown New Orleans completed in 2015.  The eight story building has 42 upscale units ranging from one bedrooms to four bedroom units. Parking on first floor. Check out the balconies and large windows.     Its like the developers thought about all the upscale things they could do and then proceeded to do it. Many of the units were sold as pre-sales. This is not the norm for the New Orleans market.     The living areas of the units have 10 ft. ceilings, antique pine wood floors, gas stoves, large windows, balconies, and on site parking.  The high end appliance include Wolfe Stoves and Sub Zero refrigerators. The Mississippi River Flows by the  New Orleans French Quarter       The Reason New Orleans was settled by the French in 1718 was its position and high ground on the Mississippi River. Today it is a must see place and it runs from Elysian Fields to Canal Street with plenty of access fromt he French Quarter.        This first photo is of the setting sun in the early evening. We are looking east but it is the West Bank of New Orleans. The name Crescent City means the Mississippi is making a big curve on its way to the Guld of Mexico.    Sunrise on the Mississippi looking down river to the Bywater Neighborhood from the River Walk Looking at the West Babk of New Orleans as you appraoch the River Walk Park which goes all the way to the Convention Center The Immigrant Statue in Waldenberg Pa...

The Federal Fibre Mills Condos1107 South PetersNew Orleans Warehouse District  A Little Bit of History about the Federal Fibre Mills         Designed in 1904 by architects Favrot and Livaudals the Federal Fibre Mills warehouse was completed in 1907 and used for the production of rope, largely for ships in port. It was used as a pavilion for the 1984 New Orleans World´s Fair. The old rope factory, built of heavy timber, is an interesting study of conversion efficiency.         Over one million dollars was spent on initial cleanup with a deep desire to preserve the character and flavor of both the New Orleans tan bricks and the first growth heart of Southern yellow pine. Because the building is listed on the National Register for Historic Places, strict guidelines for modification of the ...

Condos in the Fauborg Marigny Neighborhood       Once you cross the neutral ground on Esplanade Avenue and leave the French Quarter you are in the Marigny neighborhood of New Orleans.  Many of the condos in the Marigny are going to be on Esplanade down river from the French Quarter.       There are going to be few large complexes.  The condo associations are going to be smaller and fit into the neighborhood.     1029 Esplanade Avenue Condos   Condos on Burgundy Street in Marigny 822 Touro Street Condos

Common AreasPlaces to Enjoy Inside and Outside. I make flyers for condos so buyers know what the condos mean. I also do a flyer about the actual condo for sale. Best to put the updates that the buyers did while they owned it. Let people know what they are leaving in the condo. Furniture things like that.

The Bywater Neighborhood of New Orleans Historic and Colorful Bywater Homes     The Bywater Neighborhood runs along the Mississippi River From the railroad tracks on Press Street to the Industrial Canal. The St. Claude Avenue to the Mississippi River is the other boundary. When I was in high school the area was known as the Upper Ninth Ward. Its an easy bike ride, walk or jog to the French Quarter. The area is an historic district so home have to match the historic neighborhood. The new ones and those that have been remodeled are required to be historic in design to fit the neighborhood.     At one time the area was home to people that worke...

French Quarter Homes      The New Orleans French Quarter has a large variety of homes that vary in style and size. Much of the variety has to do with the time that the homes were built and what they were used for. There was a large fire in the French Quarter in 1788 that burned a lot of homes. Over time the designs changed as new homes and double were built as time moved forward. You can really see the differnce as you get closer to Esplanade Avenue walking from Canal Street.Creole Cottages - 1790-1850. Single story homes with steeply pitched roofs that were built on the street with no front yards. Creole Town Homes - 1790-1850. Three story homes. The third story is usually a living attic where the bedrooms were located. Many times the first floor was a separate unit for business or a...
