French Quarter DoublesLots of Changes over the Years      Many doubles can still be found within the French Quarter.   Some are purely residential while others are rented out for income purposes.   Other people have converted these doubles into singles -- taking down the walls to enjoy the beautiful architecture, particularly that of the shotgun doubles.   Many of the Quarter's inhabitants do not like to venture away from their home or their jobs, so living near their workplace is a perfect and ideal situation.   Doubles have also been converted to condos.  Condos in the French quarter makes this a great second home for home buyers to enjoy living part of their time in the New Orleans French Quarter area.

Love the Balconies and Galleries Love the Hanging Plants        The balconies and Galleries in the French Quarter are very hard to duplicate any where else in the world. These owners are often condo associations that plant and hang ferns and other plants on the balconies.           The Galleries have more plants as they have support from the ground and may have several levels in which to show off the hanging plants. The City of New Orleans should give all these owners a discount on their taxes for making the area so vibrant and colorful.

French Quarter Parade WalkColorful People WalkingKrewe of Cork    Founded in 2000, the Krewe of Cork has grown into a world famous Mardi Gras and wine industry phenomenon. Krewe members gather on selected Fridays, usually the first Friday of each month, at restaurants throughout the area for T.G.I.C.D (Thank Goodness It’s Cork Day).      One of the many parades and Fests near Mardi Gras that people enjoy watching the parade and all the colorful people drinking wine while they walk the French Quarter with several bands. Fun to see all the colorful people in the parade. If you own a second home in New Orleans this is a great one to watch. You can walk from most areas close to the French Quarter. If you are on St. Charles Avenue then taking the streetcar is an easy way to get to the French...

French Quarter CornersHomes, Condos and ShopsSo "Unique and Historic"      The French Quarter is known for its historic buildings, galleries, windows, hanging baskets and much more. The buildings on the corners are unique and beautiful. Many are condos on the second and third floors. Many have a business on the first floor while others are liiving areas.       The Corner Store is common for the quarter. So many of these great corners have galleries with wrought iron rails and supports. Living on the corner with wrap around galleries are a true historic feature found in very few spots in the USA.       Often times the galleries look like fern city with all the plants and greenery. Many times they all decorate for the many New Orleans holidays.

The Kentucky Avenue HomesThe Bywater NeighborhoodNew Orleans,La. 70117Near the Industrial CanalBetween N. Rampart and St. Claude AvenueNot Far From Poland Avenue        The Kentucky Avenue Homes are unique in the Bywater Neighborhood of New Orleans. The homes are doubles that were built in the 1920's and 1930's with yards in front and in the rear. This is not normal for the Bywater homes. Real Estate Close to Crescent Park on the MississippiFrench Quarter, Marigny, Bywater Neighborhoods100 Yards from French QuarterLots of Walks and Gardens in Crescent ParkSights Change in Seasons       Crescent Park is along the Mississippi River from the edge of the French Quarter to the Marigny and Bywater neighborhood of New Orleans. It is some great gardens, walk ways and places to ride your bikes. The park looks different as the season changes and the plants bloom and grow to different colors.        The Park is a great place to visit if you live in these neighborhoods or have a second home in these neighborhoods. The Park has only been around for several years and it has a lot of updates each year. In the old days this was wharfs and warehouses along the Mississippi River.         ...

Knowing the Condo AssociationsNew Orleans Metro CondosCommon Areas and AssessmentsKnow the Trends of the Condo AssociationWhat is a Plus?                   Knowing all the Common Areas of an association is very important. Buyers like to know the Common Areas. Things like Swimming Pools, Gyms, Courtyards, Rooftop Areas with Views, Parking Lots and Garages. Security of the Association and the Management Company does also make a difference. The Areas of the Association within the Neighborhood also makes a difference. Knowing where you can walk and take a streetcar is a plus.        Knowing what the condo fees cover is also a great thing to know. I always get a copy of the budget so the buyers can see all that is taken care of. Many agents just think it is insurance and water. There are so ...

Best to Show Views and Windows On Line MLSBuyers Like Views, Large Windows and Natural LightI love to Take These Photos          It is positive for a listing agent to show the positives aspects of a condo for sale. I take my own photos and want to show the positives aspects of a condo for sale. This helps people see positives on line and then they come to look at your listing. It helps sell when you expose all the positives aspects of what buyers like. 448 Julia Street Condo     I had this listing and wanted to show the windows of the unit and the views. This one has some great nighttime views. Always great to show the windows and where they are in the building. Thought I would take night photos to show people views of the city at night. 330 Julia Street PenthouseRotunda Condos3201 St. ...

Bywater Homes in New OrleansColorful Bywater Real EstateGreat Neighborhood to Walk and Ride Bikes           The real estate in the Bywater Neighborhood is one of the most colorful and walk able neighborhoods in New Orleans and the United States. You see a lot of art work on warehouses and homes in the very artistic Bywater. Named Bywater as it is on the Mississippi River. Once known as the ninth ward.            It is a great neighborhood to walk and enjoy the colors and places to visit. A lot of great places to eat and drink. You can get to the French Quarter very quickly. Parking on the street is not an issue in the neighborhood.          The Bywater homes and neighborhoods are historic and changed a lot in the last 50 years. There were no colors in the neighborhood when I was in High...
