  Any friend to the 4 Paws Society gets a plug right here on the Mary Kay Hopkins blog! Here, I want to put the spotlight on The Porch Coffee and Cafe House located at 4710 Common in Lake Charles. I'm doing so in appreciation of their recent successful effort of hosting the 4 Paws Society and a handful of dogs at a recent gathering at "The Porch." What is Your Home Improvement Project? Canal Place in Lake Charles, LA Homes Feature Patio and Backyard Retreats   As a Canal Place resident in Lake Charles, LA, throughout the summer I have watched many Canal Place homeowners completing home improvement projects. This was the scene across the street from me in Canal Place.....notice the trailer load of pavers? Elliot Erwitt: Dog Dogs exhibit that will be of special interest to dog lovers. After locating the photographer/artist website in order to obtain an advance view of the treat that is in store soon in Lake Charles, I can assure you, this is one dog-lover who will be in attendance.  The exhibit opens on October 8th, 2010 at the 1911 Historic City Hall in Lake Charles. It will be open Monday through Friday through Jan 1th, 2011. The hours are 10-5 Monday through Friday and 10-2 on Saturdays. Cash & Carry  Building Remodel Located at the corner of Broad and Enterprise at 810 Enterprise Blvd. is the Old Cash & Carry Building.  This warehouse was built in the 1930's and was at that time as the name Cash & Carry implies, a grocery business.  Now everything that was once old has been made new again! Rick Richard had a vision for restoring this building to a space that could be utilized for cultural events, catering and become a landmark for the Lake Charles downtown area.  In 2009 this building received an Honor Award from the Louisiana Trust for Historical Preservation for the preservation of the building. We knew it would happen, the NEW FEMA maps have gone into effect. Many properties in Southwest Louisiana have been re-zoned under the new FEMA flood maps.  Homeowners who are being moved from X to AE are going to get a  two year reprieve, and won’t receive an rate increase for two years after the new maps are adopted by the insurance companies.   A local Lake Charles insurance agent provided this information regarding preferred risk policy eligibility which comes directly from Fidelity National Property and Casualty that will help challenge the new flood maps.  This is good news and very helpful information to know and of course elevation certificates will probably increase as a result of submitting documentation in the future. The Opening Reception for Almost Alice: New Illustrations of Wonderland by Maggie Taylor will be held from 6-9 PM on September 3rd at the 1911 City Hall Arts and Cultural Center located at 1001 Ryan Street in Downtown Lake Charles. As indicated on the City of Lake Charles Website, Maggie Taylor "uses radical manipulation of photographic realism. McNeese State University in Lake Charles, Louisiana If you happened to be passing by the corners of  Ryan Street and Sale Lane today you probably noticed an increase in traffic at this corner.  The 2010 Fall Semester began today at McNeese State University in Lake Charles, Louisiana.  If you have never had the pleasure of exploring the McNeese campus , it is lined with beautiful oak trees. I look forward to presenting a tour of the campus in a future blog on a day when I can actually find a parking spot for a non-student! As the excitement grows over the grand opening of the promenade at the Lake Charles lakefront, I thought I'd provide some on-line resources about the Bord Du Lac pavilion near the civic center. Many a concert has been held in this outdoor venue which gives those in attendance a wonderful view of the lake as well as the performers. You can learn more about the Bord Du Lac pavilion at this page on the city's website. If you are ever passing through on I-10, it is quite easy to pull off on Ryan Street (westbound) or Lakeshore Drive (eastbound) to enjoy the pavilion and all the Lakefront has to offer. Many think that Margaret Place Historical District simply amplifies the name of "Margaret Place," a subdivision recorded in 1912.  Since Margaret Place is the largest portion of the district, the district name makes sense.  But, to clarify, please know that there are actually 3 recorded subdivisions within the district. According to the Calcasieu Parish Police Jury (CPPJ) interactive map, Margaret Place of Perkins Grove is the formal name for what is generally considered the oldest recorded subdivision in Calcasieu Parish. Margaret Manor Block C of Margaret Place is referenced as a separate subdivision according to the CPPJ site. School is Starting Will You Be Moving? Today school resumes in Calcasieu Parish, for some private schools here in Lake Charles, school is already in session. What do you do about school if you are ---under contract to purchase a new residence.  Will you be changing school zones? A few things to ponder and check out as a new school year starts. In order to change school zones you will need to provide the Calcasieu Parish School Board with documentation of your new residence.  They will accept your recorded closing documents (deed) and a utility bill at your new address.  Once you can produce these documents to prove your children are in the new school zone, the transfer can be done.

  Closing on a New Home is a Happy Occasion for the Entire Family   Sometimes the new homeowners  find surprises left behind by the previous owner.  That was the case today, and it was a happy surprise indeed.  The Seller left an antique porcelain doll upstairs for the new buyer's little girl to find.  That was a nice surprise! Once upon a time there was a little girl named Emily.    I first met Emily when I sold her first house earlier this year in January.  Her Mommy was expecting a new baby...that would be Tommy who arrived in  March!  Emily obviously approved of the new home and her REALTOR since she gave me high five in the closing!  This family is all smiles after closing on their dream home with lots of space for their new family!
