The Northwoods Subdivision Home Sales Report 2012 from Greenwell Springs Central Home Appraisers     Recently, I completed an appraisal in Baton Rouge Louisiana's Northwoods Subdivision and discovered these 2012 home price trends. Based on 3 sales, the Median Sales Price is $130,000. Average sales price per square foot is $98/sf, and the average home size is 1,314 sf. On average, homes have spent 65 days on the market. Average Listing-To-Sales-Price-Ratio is 97%, meaning homes are selling for 97 percent of asking prices, 3 percent less than asking price. I'm working a Greater Baton Rouge Pre-Listing Appraisal for a local REALTOR®. This home sold in 2008 between a price of $127,000 to $129,000 or a whopping $111.60/sf. 2008 was the year Cedar Mill Run reached an all time high of $102.09/sf. Since 2008, sold prices per sq. ft. have declined from $101/sf, $100/sf and $92/sf in 2011. That's Right, in 2011, there were 9 total home sales averaging $119,470, $92.33/sf and median $120,900, which is a correction. In fact, home sales have slowed in Cedar Mill Run, so much so that I only have 2 home sales to use that sold in the previous 6 months, in 09/2011 and in 12/2011. This is very odd for this development. Furthermore,...

http://www.facebook.com/brrebuzz - Congratulations To Central Greenwell Springs Housing Market, Top Performer in 2011!  This is based on a comparison between Q1 2010 versus Q1 2011.       Biggest Gainer In East Baton Rouge 70739. Zip Code 70739, the Central or Greenwell Springs market, showed a +16.2% increase in Average Sales Prices AND +6.2% in Average Sales Price Per Sq. Ft.. Central is a "hot" market viewed by locals as having a favorable school district.  70739 also showed a +9.4% increase in the number of home sales. Zip Code 70818, another Central Market, showed less stellar results with  +13.3% in the number of home sales, +1.4% increase in average sales price and +2.1% increase in average sold price per sq. ft.
