March 2011 home sales trends are out for Livingston Parish and it was a good month for real estate sales. There were 109 homes sold in March 2011 as compared with 96 sold during March 2011.  Year to date there have been 250 homes sold versus 260 homes sold during the same time period in 2010. The average slaes price was $160,000 and 93 of the 109 homes sold were priced at less than $199,999. There are 813 homes available for sale which equates to about a 7.5 month supply. February 2011 home sales trends are out for Livingston Parish and sales continue to look soft. There were 69 homes sold in February 2011 as compared with 83 sold in February 2010.  Year to date, there have been 141 homes sold versus 164 sold during the same period of 2010. The average sales price was $149,000 and 61 of the 69 homes sold were priced at $199,999 or less. There are 820 homes available for sale in Livingston Parish which equates to a 11.9 month supply at current sales rates.  A healthy real estate market typically has a 6 month supply of available homes. January 2011 home sales numbers are available for Livingston Parish and it looks like it was a pretty decent month.  There were 71 homes sold in January 2011 as compared with 81 in January 2010.  The average sales price was $160,000 and the median price was $146,000.  Livingston Parish homes are selling for 96% of their asking price. As of the end of January, the average home is on the market in Livingston Parish for 116 days before selling.  There are currently 806 homes available for sale which represents about an 11 month supply at the current selling pace.  6 months of inventory is usually considered as the sign of a healthy real estate market, so there is a fairly large amount of inventory that will have to be worked through. Numbers from the 2010 Census continue to be released and they are showing a population explosion in Livingston Parish.  Livingston Parish grew by nearly 40% from 2000 - 2010, increasing the population from 91,814 to 128,026!  The population growth was second only to an adjacent parish - Ascension.  Livingston is now the 10th largest parish in Louisiana. Livingston Parish is part of the 8 parish Baton Rouge metropolitan area (MSA).  This is how the government groups the region together for purposes of counting among other things, population, housing and employment.  With the release of the census numbers, the Baton Rouge MSA's population is in excess of 800,000 which is really good news for the area.  I know there are plenty of legitimate gripes about the traffic congestion, infrastructu...

There were 67 homes sold in Livingston Parish in December 2010 as compared with 103 sold during December 2009.  The average sales price dropped to $145,000 as compared with $166,000 in December 2009. It's really kind of a mixed bag of statistics for Livingston Parish.  Inventory is way too high at 13 months - or 886 homes, but the sales trends the last 2 months of 2010 look nice. Hopefully those trends will continue into 2011. When you step back and look at 2010 as a whole, the year looks somewhat better.  There were 1,112 homes sold in 2010 vs 1,238 in 2009 which represents a decline of 10%. It was a tough month for homes sales in Livingston Parish...unfortunately there is just no way to spin it otherwise.  There were 48 homes sold in November 2010 as compared with 148 in November of 2009. The average sales price dropped to $149,000 and available inventory skyrocketed up to 19 months.  There have been 1,042 homes sold in Livingston Parish year to date in 2010.
