State of the Real Estate Market for Shelby County Ky.   In the below graph I compared the number of single family homes that sold and closed for 2009, 2010 and 2011:   Encouraging to see that 2011 we are up in number of units sold from the year before.   The below graph compares the median sales price for single family homes from 2009, 2010 and 2011: Even though 2010 saw a decrease in number of units sold the median sales price jumped considerably (up $8,000) from 2009. 2011 stayed about the same as the year before in terms of median sales price, though an increase in units sold.   What does all of this mean? I think all of this points to signs that the market in Shelby County KY is stabilizing and will contiue to climb at a good steady pace.

Bank of America, GMAC and Chase have recently announced a freeze on foreclosures. Soon thereafter they announced they lifted the freeze and will continue the foreclosures. There is much confusion in the market. One thing is sure, however, if the borrower is behind on payments, the lender eventually has the right to foreclose. The reality is that a foreclosure freeze is not the answer to your problem. However, there are steps you can take to avoid foreclosure. Sellers who are “upside down” often try to sell their house by themselves through various FSBO methods. However, a short sale with a Realtor can usually get the house sold even if the seller can’t afford to pay a Realtor commission. “Upside down” or “underwater” means there is more owed on the house than the house is worth. Lenders understand that sellers are upside down on their mortgage and they encourage short sales. In a short sale, the lender accepts an amount SHORT of what is owed so the seller can avoid foreclosure. Who Pays the Commissions and Closing Costs? Answer: The Seller’s Lender The seller’s lender DOES NOT WANT TO FORECLOSE. It is too risky and costly for the lender. The lender does not want to own the house, they would rather settle and take what they can, even if they ...

Many short sale clients tell me they filed Chapter 13 bankruptcy and it didn’t help because it caused their payments to go up. When you file a Chapter 13 in Jefferson, Oldham, Shelby, Spencer or Bullitt County, KY, you have to continue to make your regular monthly payment, plus an extra monthly amount towards the back payments that you missed prior to the bankruptcy.   Is this a strange August or what?  Lots of rain so far this month and the grass is green, for now. Great news for the horse and farmers alike.  The drought last year caused the price of hay to go through the roof, if you could find some. But this year I know some property owners who can't give theirs away. This should help the local economy to keep some prices down. A barrel of oil closed yesterday at $118 and gasoline is at $3.65 in Shelbyville today.  The time for buying from the local farmers is here! We should all consider going to the local farmers market instead of the grocery giants.

Thanks to the warmer weather the market is moving. Signs are going up and so are the buyer's interest.  Shelby county Ky has cheaper fuel prices than all other areas near Louisville, $3.19 a gallon. That sounds so ridiculous since it was a dollar chaeper last year. Where or where does the extra money go? Buying in Simpsonville is a benefit for fuel prices if you drive slower.  Not too many people are slowing down even with the high fuel prices, has anyone else noticed this?Adam BordersKW East
