My wife Kathy and I packed up the folding chairs, filled the stainless steel thermos with "adventure juice" and headed to Wilmore for the annual 4th of July parade. Well dressed brigade pushes their lawnmowers through the streets of Wilmore. It takes us about 25 minutes to drive down highway 68 to this small college village that never disappoints.  Asbury College and Seminary are the primary reason for the existence of Wilmore. There are not any children cuter on earth than these watching the Wilmore parade. The innocence of this parade with local politicians throwing candy, the lawn mower brigade dressed in shorts and ties and the large number of antique tractors rolling down main street always is a joy to watch. Tactors Galore at the Fourth of July Parade in Wilmore, Ky Such a small t...

Last week I ended up leaving my trailer out on Marble Creek Drive in Nicholasville. Standard Tire in Nicholasville, Kentucky   I finally found someone who had the correct size trailer tire on Friday.  I had called numerous tire stores, all the big ones I think in Lexington and could not find the correct 14 inch trailer tire. I finally decided to do a search of people who sold tires in Nicholasville. I am pleased to share that Standard Tire in Nicholasville Kentucky had exactly what I needed. When I called Jackie listened patiently as I explained my need.  She talked briefly with Donald the owner and confirmed Standard had the tire, in fact they had two.  I asked how long it would take to get the tire mounted.  Jackie replied 20 minutes.   I drove to Nicholasville and Justin had my tire ...

January 2012 Housing Market Report for Jessamine County Kentucky,  Home Buyers - Now is the Time to snatch a deal! The very latest Market Report for residential homes produced by Rector Hayden Realtors shows once again that NOW is the time for buyers to make a smart move and purchase that dream home you have been wanting in Jessamine County.   The absorption rate for homes in the $250,000 range and higher in Jessamine County is fifteen months or more, with the exception of the $550-599,900.   That may be just because there are so few homes in that higher price range on the market.   Just a reminder that the absorption rate is simply  the rate at which it would take the market to sell all the homes in a particular price range.   So in Jessamine County there are currently 13 homes for sal...

Christmas in Wilmore 2011 This week we had two different families invite us to "Christmas in Wilmore."  We were treated to a special sunset as we journeyed the 25 minutes from our house to the lovely town of Wilmore, Kentucky.  Wilmore Kentucky may be my favorite small town in America.  It is not by any means the most beautiful or the most aesthetic.  It does however have some of the friendliest and hospitable people on earth.  The town consist of a few businesses, Asbury University and Seminary and many small adjacent farms. This was the 23rd year for "Christmas in Wilmore."  All of the businesses open their doors and serve refreshments to the festive crowd.   My wife, Kathy's favorite treat were the Spring Rolls at the "Great Wall Chinese Restaurant."  There is of course the lighting...

My first visit to Wilmore was a drive through the town on my way to my son's wedding at High Bridge Park. Just driving through the town made me yearn to stop and get acquainted. Since arriving in Lexington and getting the opportunity to help people sell their homes in Wilmore I have been greatly blessed to get to know the people of Wilmore.  Art and Carol Miller were acquaintances in Washington State many years ago.  We were pleasantly surprised to renew our friendship.  Art and Carol own The Homeplace, a bed and breakfast in Wilmore.  They also host the Creation Care group that meets at their home on Thursday evenings once each month. Wilmore is probably best know for Asbury University and Asbury Seminary.  I have the honor of getting to know several of the staff at both of these schoo...

Buried Water Heaters The things some people do! The crawl space was all I had left to do at this morning's Nicholasville Kentucky Home Inspection, but I hadn't found the water heater yet.  The crawl space entrance was kinda small but I've found an occasional water heater in the crawl space.     Figured that's where I might find this one and I was right.   There it was, the bottom covered in dirt, rusting away.               Here's a closer look.  The ground is wet.  Water rusts metal. How long do you think this 12 year old water heater has left before it's don't work so well anymore. Yup, the serial number tells me it's 12 years old.  Serial number started with SE which, according to the manufacturer's website, Bradford White Corporation, makes it 12 years old. Dig er out and start over...

Saturday morning we drove down to Wilmore to go to a very sweet small town parade with our children and grandchildren.  I so much enjoy Wilmore.  It is only a 20 minute drive from South Lexington and with the completion of the new four lane highway in the near future it will be quicker and safer.  What is so special about Wilmore?  It is truly a small town that has somehow preserved the mid 20th century.  The parade is mostly people having fun.  The lawnmower brigade of men not afraid to have a little fun and laughter is a reflection of the kind of people that live in this Central Kentucky Community. Wilmore still has a drugstore with Soda fountain.  It is the home of Asbury University and Asbury Seminary.  Parents rave about the quality of schools in Wilmore.   At this very moment ther...

What's a Kentucky Home Inspector to do when you gotta go from point A (Richmond, KY) to point B (Nicholasville, KY) with a big river between the two. Well, I could use the interstate and suffer the traffic of Lexington, KY to get from a home inspection in Richmond, KY to a home inspection in Nicholasville, KY. Or I could  have a peacefull back country experience and see some great Kentucky countryside and Kentucky horse farms. There is, between the two, the oldest continous operating Ferry in the United States, the Valley View Ferry on Tates Creek Road.                         So, that's what I did to get from Point A (my Richmond, KY Home Inspection) to Point B (my Nicholasville, KY Home Inspection. Very relaxing.  Much more so than the hustle and bustle of the interstate and Lexington...

Ok, continuing from yesterday. You show the Seller the Virtual Tour, he agrees that seeing the tour is almost as good as visting the property. NOW connect the dots.  " Mr and Mrs Jones if I was to show your property every day for the next 30 days would you be happy" | Sure. If I showed you that 30 people looked at your tour in the next 30 days would that be satisfactory | Sure. Now it is up to you to have a distribution channel to produce that 1 showing a day. If you cant show me that you do not have an sufficient web presence. And if you cant show me that detailed a statistic, you shouldnt be selling Real Estate in a Web 2.0 world.

I will be making my first trip to historic Shakertown this weeklend. Located south of Lexington, this historic enclave is evidently one of Ashley Judd's favoraite places to visit. Thats good enough by me. The weather is really surpisingly mild since my move here and it has made for great conditions for shooting virtual tours. Our map project is front and center so this should provide some nice opportunities.

Our Videos on Bluegrass Trophy Properties seek to inform people as to the factors that are taken under consideration in the purchase of a horse farm. Soil analysis has got to be tops on the list. That is what makes the bluegrass region unique. Joe explains the geology and why champion race horses are consistently raised on one farm while another operation has limited success
