This is not an exhaustive review of the statutes and is merely for informational purposes. Don’t take it as legal advice. There are still a lot of things to be fleshed out with this but it is good to know what is going on now. The recent overhaul of the Kentucky Certificate of Delinquency laws has resulted in a few more hoops for those of us interested in tax lien investing to jump through. I’ll be referring to the Certificates of Delinquency as “liens” throughout this summary. Here is what has remained the same: 12% simple interest rate earned on amount paid for liens Interest is accrued at 1% pe...

Judging from my own experience, I noticed that pictures of your property can increase the value of your house for sale. But your photos should be correct and impressive. If you send photos of your home online on your own, you definitely dream of impressing your buyers. It's clear that it’s much better to see the home than to listen to long descriptive stories about it. That’s why providing pictures plays an essential role in FSBO procedure of selling. And besides, offering pictures online is very convenient as you do not waste time on meeting your numerous buyers and showing them your property. You'll deal only with those who are really interested in buying your home. Of course, it'll be a great idea to ask a professional photographer to take pictures. These people know how to make your...

Curb appeal is the first impression of your home when it is being viewed. The exterior of your house’s presentation to the market including landscaping and maintenance is very important especially in today’s market. A well maintained home on the outside with well-kept landscaping gives people the impression that the home has been well maintained and loved.  In selling your home in today’s market good curb appeal is very important. A well landscaped and cared for exterior leaves buyers with the impression that the property is going to be inviting inside also.  As a matter of fact, it can be a deciding factor in whether or not they even look inside the home.  If potential buyers drive by a home that looks ill-kept or unloved on the outside, they assume it will look th...

How to Save 10% or More When Buying a House For most people, the buying their house is by far the biggest investment they will ever make. Most people also think of themselves as bargain hunters, able to find a good deal on any purchase they make. However, when purchasing a home, most people follow a path that leads to them paying full retail value for their home. You know how it’s done. You find a Realtor to show you the houses on the Multiple Listing Service, look at several houses with them and then make an offer on the house that you like the most in your price range. Most of the time, at your Realtor’s suggestion, that offer will be within 8-10% of the asking price, which was likely set at the appraised value of the home. If you’re lucky, that price is accepted. If you’re not lucky,...

Here in Murray and Calloway County, KY, our real estate market has several factors that keep the market among the tops in Western Kentucky.  We have Murray State University, which provides home buyers and renters, along with many cultural and entertainment experiences. We also have beautiful Kentucky Lake and Land Between the Lakes, which provide a great atmosphere.  Combine all of this with a low cost of living and you have a GREAT place to live. As an attorney and real estate investor here in Murray, I have noticed that home sales have slowed somewhat over the past few months, mirroring the national economy.  We have been insulated here for several months but eventually the national economy is going to trickle down to us. I have also seen a rise in the number of foreclosures and pre-f...
