For the past 30 years, Hunting Creek has been the standard of luxury homes and condos in Prospect. New neighborhoods, like nearby Sutherland, have come and surpassed it. With the addition of the Hunting Creek Estates section, the battle is on again. There are some amazing homes in this neighborhood! My camera's batteries died last time out so I was only able to get a few shots, but soon I'll add some of the original neighborhood, complete with golf course, tennis courts, clubhouse, and the rolling hills that this neighborhood is known for. The asking price of homes for sale in Prospect, Ky has been hovering right around $500,000 for the past few months, with very little variation at all.  If you look at the graph below, you will see only a few bumps along the way, with the median asking price very solidly at $500,000. While doing a little research for homes in Prospect, Ky, I decided to compared the asking price of homes currently for sale in Prospect to the smaller group of homes just coming on to the market in any given week.  There is a very discernable difference between the two numbers, and lately, the number has only been getting bigger and bigger, with almost $55,000 separating the two variables.  Think about that for just one second:  If you are a home owner in Prospect, with a home for sale around $500,000, and the new listings are coming on the market for $450,000, that is going to seriously affect your chances of finding a buyer any time soon.If you have any questions about Prospect or Louisville real estate in general, please visit www.lsir.com.

  On a few of my other blog sites, I have recently written an article or two about the current real estate market in Prospect Ky.  Here is a chart that I did not share on any of those sites, but still found it interesting.  According to the good folks at Altos Research, where I get most of my data, a market action index for any area that is below 30 falls squarely into a buyer's market, with the lower the number being indicative of just how far into that buyer's market your area is.  With that in mind, let's look at the chart above.  On September 17th of this year, the Median Market Action Index for Prospect Ky was just at 19, a solid buyer's market.  Now, about one month later, maybe five weeks, the measurement is 12, a pretty steep fall.  The good news is that this may just be normal...

Just saw a listing come up for a house that is across the street from the Ohio River in Prospect, $188,000. It says it has deeded access to the river. Looks in decent shape from the photos. Never know though until you go through it. It was listed in april for $315,000. May be a deal if you are looking to get close to the Ohio River. Foreclosure near the River Let me know if yo want to go through it.

The city of Prospect gets it's name from the Latin derivative for the word view.  Well this is indeed appropriate.  The cities origins began in the late 1800's mainly as a farming community.  It was not until the 1960's with the development of Hunting Creek Subdivision complete with a golf course that the town started to gain momentum. After long negotiations, The City of Prospect has agreed to pay just over $700,000 for 25 acres behind city hall in Prospect. Putney Pond that is on the property is about 4 arces. They are buying the land from Steve Cox, a local developer, to keep it as green-space and a possible future park for Prospect. About half of the money to buy the land will come from a state grant Prospect got back in 2006. There's a great deal of development in and around Springhurst and Prospect here in Louisville. One neighborhood is Wolf Pen Springs, where new, custom homes are being built from the mid $500k. Right off Chamberlain Lane, directly across from Norton Commons, Wolf Pen Springs is close to everything in Louisville's far east end. Large brick two-stories are the norm here in Wolf Pen Springs. There are a good number of lots still available if you would like to build your own custom home in this neighborhood.

Norton Commons is Louisville's very own 150-acre planned community, complete with both residential and commercial properties. There are plans to build an elementary school and there's even government buildings. It has it all! Located in the East End of Louisville within Prospect, across the street from Glen Oaks and near both Springhurst and Anchorage. For new home buyers, it's a must see!  Norton Commons is a very hot part of Louisville's real estate outlook.

Sutherland is a prestigeious neighborhood in the End End portion of Louisville, in the city of Prospect. Just east of the Gene Sndyer freeway on Highway 42, Sutherland has a lot to offer a high-end buyer. Homes here are both gorgeous and large. The signature stone bridge entrance passes over a multi-segmented lake complete with fountains. Our first example is a large, two-story brick home resting on a cul-de-sac lot.
