Crestwood, Kentucky is a small 5th class city located in desirable Oldham County, which is known for its award-winning schools. Its close proximity to Louisville shopping and dining makes it attractive to many home seekers. However, the city of Crestwood itself has some cool attractions. Yew Dell Gardens is a beautiful educational and botanical garden center tucked away on Old LaGrange Road. It is listed in the National Register of Historic Places as well. More information about Yew Dell can be obtained by emailing info@yewdellgardens.org or call 502-241-4788.  Crestwood Station Shopping Center is a quaint shopping center located across the street from a railroad track. Just the other day (February 29th Leap Year to be exact) I closed on a short sale transaction as the listing agent. My sellers lender happened to be J.P. Morgan Chase and as many people have probably heard about the short sale market...the big commercial banks TAKE FOREVER to get through the short sale process (more like a "long sale"). Typically you hear stories of deals taking anywhere from 2-6 months and then sometimes even longer. Well after just closing with CHASE, I must say I have to give them a big round of applause and their well deserved KUDOS! CHASE provided me with a private negotiator who I could call and speak with on a regular basis. If he did not answer, he would usually get back within 24 hours maximum, if not the same day. Our first offer was withdrawn by the buyers b...

Crestwood Station is a shopping center in Crestwoood, Oldham County, Kentucky located in quaint area alongside the railroad tracks on Hwy. 146, 20 miles northeast of downtown Louisville. It is convenient for one-stop shopping as they have several restaurants, retail stores, a fitness center, a hair salon, a doctor, a day care center, a bank, a laundromat, and even a church. Restaurants include Lucky Dragon, a Chinese restaurant, El Tarasco, a Mexican restaurant (I recommend the fajitas or enchiladas with red sauce), and Frascelli's Deli, a place which has Italian pizza and awesome sub sandwiches that are named after the policemen and firemen that frequent the place. There is a Dollar General Store which is convenient. Also, a cool store to go into is Ginny's Hallmark, a great place to f...

Bank of America, GMAC and Chase have recently announced a freeze on foreclosures. Soon thereafter they announced they lifted the freeze and will continue the foreclosures. There is much confusion in the market. One thing is sure, however, if the borrower is behind on payments, the lender eventually has the right to foreclose. The reality is that a foreclosure freeze is not the answer to your problem. However, there are steps you can take to avoid foreclosure. Please click here for a free report on the Five Steps to Avoid Foreclosure   Oldham County includes but is not limited to: Ballardsville, Belknap Beach, Brownsboro, Buckner, Cedar Point, Centerfield, Crestwood, Demplytown, Floydsburg, Anchorage, Fraziertown, Glenarm, Goshen, Greenhaven, Harmony Lake Estates, Harmony Village, La Gra...

This is one of the first questions I ask a potential short sale client. I will not lead a homeowner down a short sale path if there is a possibility they can keep their home AND they actually want to stay in the home. If the sellers are committed to keeping their home, I strongly encourage them to pursue all avenues to get a loan modification. Most sellers reply that they’re done with the house and with the struggle. The bank would have to dramatically slash their payments, and even then it would many years for the house value to catch up with what what’s owed. The many reasons I have heard: 1. They are tired of dealing with the banks. Exploding ARM’s Loan modifications that raise the payments Banks refusing payments Banks demanding large lump sums to initiate the loan modification agr...

Briar Hill is a great neighborhood in the southern portion of Oldham County (Area 21) that's been nice for 20 years and is now taking off! About 24 years ago they started building custom homes on larger lots without moving too far east of the Jefferson County line. Today they're building even nicer, custom homes, similar to those you might find in Hillcrest on Oldham's north side. Because of it's location in Crestwood and growing size, Briar Hill is a popular place for a homebuyer seeking the top-rate Oldham Co. schools without moving too far from Louisville. If you like GlenOaks, you should also consider Briar Hill! Read More »

Looking at the Hotsheet this morning and I saw an agent drop the price on 2 new constructions in Harrods Crossing by $50,000 each. Both at 6500+ finished sqf, around 2 acre lots. Not to Far from I-71. Really nice houses. Let me know if you want the spec sheets or if you want to take a look. I can set it up with the listing agent. Email Me for Spec Sheets.

Briar Hill is a destination for many families moving to Crestwood, KY. It is very close to East Louisville's The Summit, Old Brownsboro Crossing and Springhurst Towne Center shopping areas, but in the Oldham County School District. Briar Hill has 3 sections. Briar Hill Farms is the oldest section and homes are in the Mid $200's-$300's and should for the most part be on acre lots. Briar Hill Estates has some beautiful homes approaching 15-20 years old with beautiful treed one acre or so lots. Very Nice yards and plenty of trees for Tree Swings. The most recent part of Briar Hill Estate is a newer section with new construction and homes under 10 years old. Nice houses, lots got smaller since they are on sewers and not septic, but still decent size. Very nice homes in the newest section. A...

No really, stop, you have to. Crestwood, KY got another red light in town. It is at the intersection where the DQ, New Walgreens, my office and the Marathon are or where Hwy 146, Hwy 22, and Old Hwy 329 come together. They fired it up this afternoon. I went through it the first time around 3:30pm. Will take some getting use to.   New Homes in Louisville, Briar Hill in Crestwood, New Homes in Oldham County, LaGrange, Goshen, KY, Crestwood, KY, Buckner, KY, Prospect, KY, Oldham County Relocation Guide, Tree Swings, Whining and Complaining, MREA , One Minute Entrepreneur, Business Audio Books Online, Tenant Screening, Get Paid for BPOs

All brick ranch on 1+ acre offers wonderful single story living in a quiet setting. The house is 6 years old, shows like new and can be put up against any new construction out there. Colors and décor are what today’s homeowners are looking for, nothing to change. Hardwood floors in the kitchen, entry and hallways are very impressive. Custom trim work around the doorframes and windows are excellent and what you would expect to see in more expensive homes. The kitchen has lots of maple cabinets, counter space and is open to the vaulted great room. The basement is a walkout that is ready to finish. Basement ceilings are taller that normal so it is a great space to finish. The basement has been roughed in for another full bath. The backyard is the perfect combination of wooded and open spac...

Excellent Cape Cod on a private 1+ acre lot with treed and open spaces. The house has a wrap around porch that lets you enjoy 3 different areas, the front, the breezeway and the large back deck. The entrance has a staircase that is open to the foyer and the great room. The great room is open with vaulted ceilings and accesses the deck as well. It has a wood burning fireplace and a dining area, plus a first floor half bath for your guests. The kitchen is open and has solid oak cabinets and a bar area for plenty of counter space. In addition to the cabinets there is a large double door pantry with wire shelving. The master is also on the first floor with a walk in closet, crown molding, french doors to the deck and great views of the treed backyard. The master bath has new fixtures and a ...
