Youve seen the show on HGTV. They take you to a house, they show you all of the lovely things that they have done. Then they show you all of it's shortcomings. After all of the hoopla they bring in a local Realtor to tell the homeowner how much the home is worth. Well if you have ever watched the show, you know how long and drawn out the final value is. A couple of gazing looks from the owners and a look of shock from the Realtor and they finally reveal their price opinion.Well if you want to know how much your home is worth, you don't need to know someone at HGTV and you surely don't have to wait through six commercial breaks before getting your answer. Overland Park has a mail in ballot initiative this month, they want to continue a 1/8 cent tax that was initially approved by voter's in 1998. It was then re-authorized again in 2003. The current tax is set to expire in March 2009. The money raised by this tax is used for residential street improvements and construction of new residential streets. This tax will add a penny for every $8 spent in Overland Park. While I am generally pretty defensive of new taxes especially ones like this that were supposed to be temporary but I think that this tax has been very beneficial and neccesary. Overland Park is growing steadily to the South and the full infrastructure is yet to be built. Well that is my opinion, please let me know what you think. No matter which direction you decide make sure that ...

I had my home for sale with an agent when I received a call from another realtor telling me that my Home expired. What do you mean my Home expired? Did I forget to cover it is Saran wrap? No, expired is an industry term for when your listing agreement with your current agent expires or reaches the end date set forth in the contract. So what are your options? When your current listing contract ends there are several things you can do. If you are happy with the services that your agent has been providing you, you can sign an extension. The legnth of this extension is negotiable, so only make it for a legnth you feel comfortable with. You may also choose to use this time to interview other realtors. This gives you a chance to compare services and to see if your current realtor is the right...

Birchwood Hills & Place located just off 143rd & Atioch remains one of Overland Parks favorite family friendly neighborhoods. It's close proximity to 135th avenue and easy access to 69 highway make it a great location. The mix of homes and the average price are perfect for Johnson County. Even with having 143rd avenue closed for most of the year The Birchwoods home sales have remained strong. Real estate is local it alway's has and always will be local. Not only can prices change drastically from one city or state to the next but it can change from zip code to zip code. I wanted to give you an overview of current sales statistics for Johnson County and I felt the easiest way would be by zip code. The best way to truly see what is going on  in a real estate market is by looking at the last 6 months sales. Zip code 66212 is one of the active zip codes for real estate transactions The recent number show a very positive outlook: For the period of June 2007 through December 2007homes listed                       326homes sold                         230Average sales price         $163,840Median Sales price            $160,000Average days to sell         32Low sales price         ...

It is official, Overland park has passed a full on smoking ban. The new restrictions go into place January 2nd. I can now look forward to a Jayhawk game at Tanner's knowing that I won't have to burn my clothes when I get home or have to scour my self before trying to go to sleep. Now we just need the rest of Johnson County to follow the leads of Overland Park, Olathe & Fairway(doesn't really count because no places were affected) Below is the ordinance from The City of Overland Parks website Smoking Ordinance As of Jan. 2, 2008, indoor smoking will not be permitted in the City of Overland Park. This includes all:Places of employment Restaurants Bars Hotel/motel sleeping rooms Meeting rooms and convention facilities Retail establishments (except those whose primary business is the sale o...

Every time I pick up the paper or turn on the evening news there is a story about the Housing market or as the news likes to put it the troubled housing market. As a realtor I think the hardest part of my job right now is dispelling myths and rumors. The mortgage crisis, the housing meltdown, who are you to believe? I want to give a boost of confidence to anyone who want's to buy a home but has been a little gun shy because of all of the media bashing lately.Yes, it is a buyer's market but not the kind that you think. When most people think of a buyers market they see sellers begging you to buy their home, please, please buy me. I promise I will be a good home for you, just pick me I will sell it to you for what ever you want. Well that is not the case but let me tell you why I think th...
