Don't Go To Open Houses, Buyers!! Was My Most Popular Blog Last Month!  It generated more comments and traffic than any of my 22 other blogs posted in the past 30 days. How Are Homes Within a Five Mile Radius of Lawrence Kansas Selling?  To answer this question, I searched the MLS to find all the 3 bedroom, 2 bath, 2 car garages, with a basement, priced between $150,000 and $200,000 (since the average SOLD price is about $175,000 for all real estate here), within a 5 mile radius of 15th and Iowa in Lawrence Kansas.   There were only 10 homes for sale (8 for just single family).  The average list price was $162,750 ($164,687 for just single family).  The average DOM (Days on Market) was 103 (81 for just single family). I then used the exact same criteria to see the figures for houses SOLD within the past year. 193 Increase in Lawrence Kansas Home Sales to Date for 2012 vs 2011 per Lawrence Board of REALTORS (Lawrence Kansas and Douglas County houses only). 1009 homes for sale have closed to date in 2012 vs 816 to date this time last year.  That is an increase of 23% in units and a 20% increase in volume. The average SOLD price is actually down about $5000.  There is debate over whether that means that 1) Homes SOLD for less because that was all buyers were willing to pay or 2) That the homes that SOLD in 2011 were higher priced homes than the houses SOLD in 2012. The average DOM (Days on Market) was also 4 days longer in 2012 than in 2011 but the meadian DOM was 60 for both years. How Do Actual Selling Prices Compare to Listing Prices in Lawrence KS?  My most recent sale was my listing that I SOLD instantly to my buyers for $100,000 (full price).  I wondered if that was the norm now for Lawrence Kansas. According to our Lawrence Board of REALTORS data, 6 Lawrence Kansas area houses SOLD in the past 24 hours (which is a lot for this time of year) where the average list price was $165,650 but the average SOLD price was $152,425 or 92% of the asking price.  Apparently, sellers were getting anxious about keeping their houses on the market through the winter and accepted lower offers than what they might have accepted had they waited through the winter for the first good weather in January or February when the buyers come back out and start buying again.  Losing an av...
