Realtors were many hats and one of those is being a good photographer. I'm not talking about just being able to take reasonable digital photos of each room and some exterior shots for the MLS, I'm talking about having the ability to capture a clear image of what this particular property has to offer and entice a buyer to set up a showing. We have the ability to take and load multiple photos of a listing and I believe that buyers rely on these images when choosing what properties they want to see. By Far, the Biggest Mistake Every Seller Makes is...!  Selling their house in the first place. I believe every seller who sells their house is making the biggest mistake they can make if they sell their house without exhausting every opportunity to keep it as an investment property as this is, in my opinion, the best way there is for the average person to build wealth. Just think about it.  Which is better when you go to retire: 1) To have one house paid off or 2) To have two or more houses paid off with the second house and any additional houses paid off by the tenants? We all know that it had to happen. Eventually interest reates had to increase. I mean really, how long did we think we could get a home loan for 3% or less? So I am sure that you have heard the news that interest rates have risen. Big deal right? I mean so what if a 30 year mortgage is 4.5% now. That is still better than when they were 7%. What doies it all mean for someone in Lawrence, Kansas looking to buy or sell a home?
