Lots and New Home Builds - BrownsburgAfter my post a few days ago about the inventory free-fall in our area, I got a comment asking about the number of lots for sale here, and how that might be another good indicator of choice for home buyers. There is some data in the BLC regarding lot and new home sales, but you have to keep in mind that not all new construction or lot sales are reported. Inventory Free-Fall Continues in Hendricks CountyI've compiled data on the number of active existing homes for sale in the six Hendricks County school districts that show an increasing lack of inventory from which home buyers can choose. The numbers are pretty startling. Take a look at this graph: Across the school districts, the number of homes for sale has fallen an average of 59% since 2006, and over 26% since just August of last year.Here's the kicker - In this same period, average sale price has increased twenty percent since 2006 - this includes the housing bubble years (and its popping).And get this: in just the past twelve months, average sale price has increased an astounding nine percent. To say the market has come back is an understatement.Will this last? 2016 Hendricks Co. Tax Assessments OutYesterday, I received in the mail a "Notice of Assessment of Land and Structures/Improvements for my home in Brownsburg. These are being sent out across Hendricks County, IN to indicate increases or decreases in assessed value for property tax purposes. It is interesting to see how the tightened market over the past year or so has impacted values. My home, for instance, increased 4.5% in total assessed value, from $197,400 to $206,600. In Indiana, property taxes for owner-occupied homes are capped at 1% of assessed value, meaning the property taxes which will be due on my home will go up to $2,066. Also, in Indiana, taxes are collected in arrears, semi-annually. What this means is that taxes are collected in May and November of each year. Taxes due ...

 Well, that’s a bit of a misnomer. Unless you reside along the shore of one of Metro Indy’s three reservoirs, pickin’s here are pretty slim. In fact, most lakes in these parts are between five and fifteen acres in size and look a lot like this:Something that often seems to confuse real estate agents around here is what the difference is between a lake and a retention pond. For local purposes, a body of water that follows the geographic contour of an area, and could be natural or man-made, by damming a stream (as shown in the picture below to the left) is a lake. A retention pond might be natural, but most here are of the man-made variety as a result of creating subdivisions (below right).  Living on a retention pond is not the same thing as living on a lake.   Its amazing what comes up in Real Estate that us Realtors have to mediate to get to close. My buyer from Alaska has a contract on their home there and has an accepted offer on a home in Brownsburg Indiana.  They were to close in Alaska on the 27th and here in Indiana on the 28th.  My buyer had told his Realtor there that he needed to close early and was told that it shouldn't be a problem.  He had called a week ago and said that he thought they might close on the 21st but then called a couple of days ago in a panic and said his Realtor had called and they wouldn't be able to close on the 27th. and as of now they don't have a closing date.  I called the title company in Alaska and it turns out they have different rules to fund.  In Alaska they don't fund til the next business day after...

Home sales in Avon, Indiana in 2013 have been phenomenal! The average sale price in our market this year has gone up 7.7%!! New listings by The Castetter Group in the market have gone up 7%.  As a company our new listings have increased by 9.1%.  As far as pending sales, MIBOR is up 12.1% and as a company we are up 19.5%.   The average sales price in the market is $165,888.00 and average days on the market have gone down to 81 days from 97 in 2012. The average sale price to list price is 96%. As a company (F.C.
