A recent Zillow survey again confirmed that extensive renovations are usually not the shortest path to a sale. Across the board, experts agree: it’s still curb appeal and home staging—staging that highlight’s a home’s best features while downplaying its flaws—that often prove most effective.  So, after your Zionsville house smells like fresh-baked cookies and your walls have been freed from family photos and a roaring fire has made the living room warm and inviting...what if those basic staging moves still haven’t produced the offers you know your home deserves?  Zionsville staging pros have a lot more tricks up their sleeves. Here are three: 1. Hide Your Demographic Maybe you’re the parent of four, so your house is full of kids’ bedrooms, toys and playrooms. Perhaps you’re selling a ho...

Sparks are flying. Your imagination has become hot and heavy. It’s true love. You’ve fallen hard–for a house in Zionsville!  Buying a Zionsville house is serious business. It’s not only where you’ll be hanging your hat: it’s also a great investment. So when you find the one that’s the total knockout you were hoping for, the excitement can be blissfully overwhelming. But—easy there, partner! Falling in love with a house too soon is a predictably bad idea.  • Love at First Sight Can Backfire Whether you drove by or saw the home on an online listing, it’s all too easy to get stuck on a home’s curb appeal. Exteriors count for a lot, and with more houses in Zionsvillethan ever being listed online, wise sellers know how to make sure their property looks great from the outside. But beauty that...

Your Home Value Here for Free! Springtime is correctly known near and far as the peak season for selling your home—in Zionsville; elsewhere in the U.S.; probably on Mars, too. Everybody knows it. This has created a most unfortunate side effect: namely, the notion that if you missed the spring home sales binge, you’d best cancel all plans and hold your house off the market until next year (even if you’re actually ready to list). So…should you give up on selling your home in Zionsville as we move into the cooler months? Far from it! In fact, many agents with years of experience under their belts have done the math and consider autumn to be the second best season to sell a home. When you think about it, it’s logical. For one thing, there certainly are prospects who won’t wait—buyers who w...

With summer drawing to a close (say it isn’t so!), it’s time to cast an eye towards the prospects for this year’s fall home sales market. Fall can be a great time to list a home, but it can be especially opportune for luxury home sales in Zionsville. It’s a season that traditionally brings out serious buyers—those looking to find a home and complete the move before the holidays. If you are selling a property that falls into the luxury home category, before you roll up your sleeves and get to work in earnest, here are some broad-brush pointers real estate writers cite most often:  Make Sure You Work With the Right Agent Before you even begin other preparations, you can make the most efficient use of your time by first being sure you have recruited the right agent. Aim for a professional...

As a Realtor, it's important to educate your client on staging. When the client's home is empty, we often purchase things to stage the home or hire a stager. Home Staging is about illusions and making the home seem lighter, bigger, etc. Why not take it a step further and talk to your client about a redesign. The term indicates something new and gets the seller in an excited state of mind.  Redesign is using what your client already has in their home and updating it with some new accessories, rugs, throws, paint, and artwork. The idea is to give the existing space a whole new look using what your client already has. The results will be dramatic and will make your client excited.

As home prices continue to increase and stabilize throughout Central Indiana, buyers and sellers are looking at the market more positively. In October, existing homes sales rose to 13.2 percent from October of last year. In the thirteen counties that surround the Indianapolis metro, Hendricks county saw the largest jump in sales. Boone county was second, followed by Hancock county, Hamilton county, and Marion county. The great news is that last month represented the fourth straight month in growing sales numbers. Additionally, the median house price in the Indianapolis metro was up by 3.2 percent from the prior year.  Whether home sales and values in the Indianapolis area will continue to grow will depend largely on Indy's employment market. Luckily, Indianapolis is one of America's mos...

There are so many wonderful things about RE/MAX but one thing in particular stands out. When you list your home with RE/MAX you automatically help your local children’s hospital.  RE/MAX is the exclusive real estate sponsor of the Children's Miracle Network, an international alliance of 170 children's hospitals providing life-saving care for children. Children's Miracle Network hospitals treat millions of children each year for every disease and condition imaginable, and RE/MAX real estate agents help support that mission by raising millions of dollars each year. So, why list your home with a RE/MAX agent? Well for one you will take part in the Miracle Home program and we can include a display of a Miracle Home rider on the RE/MAX sign in your yard. Additionally, I will donate a set pe...

It's good to know that gradual improvement is expected in the housing market next year, with existing home sales edging up 4% to 5% and new home sales edging up even more because of this year's record lows. Interest rates are expected to rise from record 2011 lows to 4.5% by the middle of 2012. "Very favorable affordability conditions will dominate next year as well, which will probably be the second best year on record dating back to 1970." Based on NAR’s current projection model, existing-home sales would total 4.96 million in 2011. NAR is revising downward existing-home sales totals in recent years although it expects little change to previously reported comparisons based on percentage change. New-home sales for 2011 are projected at 302,000 this year, a record low, with expectations...

I get a lot of questions from buyers regarding which suburb of Indianapolis is best. All of our north side communities are very different from each other and it very much depends on what you want for your family. I am partial to Zionsville, Carmel and Hendricks County.  I also like the Broadripple area, mostly because I have worked in these areas for 11 years now!   Zionsville is a quaint and wonderful little town that was founded in 1852. They have left the bones of the town in our cobblestone streets so when you are driving down main street, you somewhat feel taken back in time. Zionsville is located in Boone county and just 15 miles from downtown Indy, making it an easy commute to do things in the city.   The town of Zionsville and the rural area is now around 25,000 people from the ...

1. Equity. When you pay rent, you never see that money again and you have nothing to show for it. Buying a home has many initial costs but you will make that money back over time with equity. Historically, homes appreciate by about 4 to 6 percent a year, depending the economy. A home bought for $10,000 in 1960 is most likely worth 10 times that in today's market. 4. Ownership. Home ownership means you own your home. That comes with many perks! You can renovate, update, paint, and decorate to your heart's desire. You can plant trees, install a pool, expand the patio, and go heavy on the holiday decorating. The bottom line is this is your home and you can personalize it to your taste. Most renters are stuck with the same beige walls and beige carpet. If you are a creative, then it's time ...

If you are having trouble selling your home, it may not be your Realtor’s fault. Your home might need staged and your Realtor might be too nice to tell you. Statistics show that once a home has been staged it’s more likely to sell and for a higher asking price. Instead of just dropping the price of your home, contact a staging professional and see if you can get the asking price once the home has been staged. Most people don’t overlook things like paint and decor once they enter your home. Most people are not creative, do-it-yourselfers so getting them to look past any external flaws and just seeing the bare bones is near impossible. I have seen million dollar homes go unsold and the only thing prospective buyers can say wrong with the house is the paint color in the family room. This i...

What Do You Think About Investors? Investors are the key to the housing recovery. But more than that, investors stand to gain a lot in this economy. The circumstances surrounding the housing market are so ideal that if you don't act, you'll regret it later. You will never have conditions like this again. It is a buyer's market with plentiful housing inventory, in addition to rock-bottom interest rates and reasonable prices. Considering all the foreclosures that are in the pipeline in the form of shadow inventory, investors who rent properties are not only getting their pick of the deals, they're also helping the victims of those foreclosures find homes. As an agent it is our job to educate our investors to act now. Due Diligence can go a long way for the investor. Even though there are ...
