67 showings in 64 days. Surely that's some sort of record! I know our Indianapolis real estate team has never before had a listing generate so much activity - for so long! During the listing period there were several days with three or more showings. Our poor sellers practically needed a hotel room! Imagine if this listing were in a state that required the listing agent to be present at EVERY SHOWING, as I recently learned is the case for my friend, a Realtor in Rhode Island. The Zionsville real estate market report for July 2009:   2008 2009 % Change Active N/A 353 Homes Sold 51 35 -31% Average Selling Price $383,384 $315,656 -18% Days on Market 98 102 4% Price Per Square Foot $124 $119 1% If we could just pretend that July didn’t exist in the Zionsville housing market, I would be OK with that:) Zionsville has been all over the map this year as far as number of homes sold and average sales price. In large part, these wild shifts come from only having 30 - 50 homes sell each month. In this case it makes sense to look at the YTD numbers which paint a far better picture showing a 1% increase in the average sale price. Here is a look at what happened on the Zionsville real estate market in January 2009 for homes under $700,000:   2008 2009 % Change Active N/A 257 Homes Sold 27 8 -70% Average Selling Price $319,679 $359,066 12% Days on Market 93 114 23% Price Per Square Foot $123 $126 2% As you can see, there was not a ton of activity in January 2009 as far as number of homes sold. Somehow, only 8 homes sold in Zionsville during the month which resulted in a 70% decrease in activity. What is odd is that even though only 8 homes sold the average sales price was up 12 % over last year. I say this every time I do a Zionsville report, but with so few homes selling it is very difficult to get a grasp for the status of the market based on just one month’s sales activity. Here is a look at what happened on the Zionsville Indiana real estate market in December 2008 for homes under $700,000:   2007 2008 % Change Active N/A 236 Homes Sold 31 25 -19% Average Selling Price $289,306 $260,248 -10% Days on Market 106 109 3% Price Per Square Foot $118 $110 -7% As you can see, the number of homes sold is still pretty far off from last years number with a 19% decrease in the number of homes sold. The average sales price was also down more than normal with a 10% decrease in average sales price from last year. The year end total for average sales price in Zionsville is down 5% over last year. Here is what happened on the Zionsville Indiana real estate market in April 2008 for homes under $700,000:   2007 2008 % Change Active N/A 596 Homes Sold 46 22 -52% Average Selling Price $300,957 $327,378 9% Days on Market 80 68 -15% Price Per Square Foot $127 $124 -2%   Despite the fact that 52% less homes sold than last year, Zionsville home prices still managed to increase in average sales price by 9%.
