If you're planning to purchase your first home, the Indiana Housing and Community Development Authority can help you put money back in your wallet or pocketbook with a Homeownership Tax Credit (also known as a federal MortgageCredit Certificate, or MCC). Here's how the Homeownership Tax Credit works. You obtain a mortgage through a participating lender. In addition to your mortgage, you will receive a certificate that offers you a federal tax credit of up to $2,000 per year. A tax credit is more valuable than a tax deduction because it lowers your actual tax liability, rather than your taxable income. The size of your Homeownership Tax Credit will vary based upon your mortgage amount(see below). On a $90,000 loan, you will receive a credit of 25 percent of the interest that you pay. For...

Warsaw & Winona Lake,Indiana Real Estate Market Report     May 2009May numbers, of sold single family residence continues the struggle to gain momentum. We ended the month with a 33% decline year to date over 2008 sales figures.  The cooler than normal temperatures for May, certainly did not help entice those looking for a home to venture out. As the weather has improved, so has the activity. We are having a late start to the traditional "busy selling season" but closed out May with 63 homes under contract. Rates have also started to climb, which is a strong indicator of higher demand on the mortgage side of things.   May 09 May 08 % change YTD 09 YTD 08 % change # solds 32 45 -29% 115 172 -33% Avg. sale price 111,266 165,247 -33% 135,808 150,773 -10% Median price 96,700 135,000 -28% 11...

The Truth about Local Foreclosures   Many Things have been written and reported negatively about home foreclosures. While Kosciusko County is not immune to this, we are not nearly as bad as the reports out there suggest. Today in northern Indiana the sun came out and it looked so inviting outside. I had homes to preview, some to show and signs to check on. BUT the windchill factor was down to about 18 degrees.. in northern Indiana a day with sunshine is a day  to work. Our winter has been very eventful with ice glazing everything it touched. We've had ice falling from the sky, below normal temperatures and oh yes, there was this thing called 'recession' or was it 'depression' This past week the recession/depression took a vacation or maybe it went away for a while. Buyers come out and actually made offers that were accepted. I think it is getting better out in the trenches....or maybe I am just punch drunk on sunshine.

Kosciusko County Short Sale Information III  This is  part III in our series of  the process for a  short sale in Kosciusko County Indiana. If You need to get up to speed you can read  Kosciusko County Short Sale   &  Kosciusko County Short Sale II.   Up to this point we have  talked about what a short sale is. What  must happen in order to qualify with your lender and the paperwork you and your agent will need to provide in order to move forward and make this process as smooth as possible for what is an uncomfortable situation to say the least.. At this point a buyer enters the picture and assuming they are using a real estate agent that understands short sales, they will already be briefed on the process of  having a suitable offer filled out on a IAR Purchase Agreement , IAR Short S...

If you missed the first article you can read it here:  Kosciusko County Short Sale  In my first article we discussed what is and is not  considered generally accepted  hardships. Assuming you meet the hardship criteria and  want to proceed, what next?                                 Verify Owner of Mortgage Note  Verify who the lender is that holds your mortgage note. The lender that you started with may not still own your note. It can be common place for a lender to sell their notes to other investors. Even if you still make payments to them, they may only service your loan and ...

Short Sale  Information for Kosciusko County                                                    What is a short sale?    A short sale is when you need  to sale you home and  the current market value is less than the payoff to your lender. Therefore you need the lender to be willing to settle for less than the full amount in order to release the lien so you can close the sale with clear title.  Example: In 2006 you bought a home for $150,000 and your payoff is $148,000.  Because of a job loss you need to sell. But the current market has several like properties for sale at $140,000 which is true value today. In order to sell quickly to avoid a foreclosure you need to price at $135,000. After all your fee's to sell you would expect about $128,000 net sale proceeds, leav...

Homes prices for Warsaw Indiana remained pretty much even for the 2008 year. Which is really a breath of fresh air for all the negatives that are out there around our nation concerning falling home prices. Nationally the average sale price for single family residence dropped by 9.3% to $ 198,600.  Locally the average sale price for single family residence of non water properties only fell 1% to $141,473. Warsaw area water properties were off the most by 24% to $220,841 but the fact that 2007 set a record of $292,222 for Warsawwater properties needs to be considered. 2008 was only off 8% from the 5 year average of water properties for Warsaw. County wide Kosciusko county saw a decrease in overall homes prices by 6% to 137,565.Still far below the national average.  Below I have included 2...
