Here is the Noblesville real estate numbers for November 2009:   2008 2009 % Change Active N/A 644 Homes Sold 54 90 67% Average Selling Price $195,713 $161,463 -18% Days on Market 74 72 -3% Price Per Square Foot $86 $80 -7% Sales Price / List Price 95% 97% 2% Another increase in the number of homes sold and unfortunately another decrease in the average selling price. It is probably inevitable the number of homes sold increasing is due to the tax credit and it could explain the decrease in average sales price as well. Noblesville is an ideal location for the first time home buyer in the Indianapolis area to pick up an affordable home in a great community. Here are the numbers for real estate in Noblesville for October 2009:   2008 2009 % Change Active N/A 662 Homes Sold 68 91 34% Average Selling Price $183,068 $162,991 -11% Days on Market 76 75 -1% Price Per Square Foot $87 $78 -10% Sales Price / List Price 96% 97% 1% We see a huge jump in the number of homes sold over and a pretty big price decrease over the same time last year. Both of these fluctuations can probably be attributed to the then impending tax credit expiration. The number of homes sold going up is a pretty obvious connection to the tax credit. The average sales price going down is likely that the tax credit pushed many more first time home buyers into the market who purchased homes at a lower price point and thus lower the average sales price. A quest to perform a good deed turned into a lesson in humility when I recently volunteered my services at Third Phase food pantry and shelter in Noblesville Indiana. I’m not sure what I expected, but it wasn’t the ramshackle house with a distinct odor of age and in desperate need of paint.  Nor was it the lack of fanfare for a new volunteer. And it certainly wasn’t the suspicious stares that greeted me as I was introduced to some of the residents. I’m embarrassed to say that I think what I was expecting might have been gratitude, which is certainly not in the spirit of volunteerism! Anyway, I was put straight to work – not in the safe confines of the office as I’d requested, but lining shelves in the food pantry. Everyone continues to be curious about the Noblesville housing market, so here is the market report for September 30th, 2009.  There are currently 658 homes for sale in Noblesville and another 119 are under contract (pended). For the time period January 1, 2009 through Septemer 30th, 2009, the total amount of Noblesville real estate sold is 682 homes versus 754 for the same period in 2008.  Looking at the graph, we can see that in every  month but one, 2008 has outperformed 2009. In the 2009 time period 151 (22%) were distressed properties compared with 114 (15%) in 2008.  We are seeing an increase in other parts of Metro Indy as well in this area. Here is a look at the Noblesville real estate market for September 2009:   2008 2009 % Change Active N/A 741 Homes Sold 104 98 -6% Average Selling Price $196,191 $170,411 -13% Days on Market 90 57 -37% Price Per Square Foot $91 $81 -11% List Price / Sale Price 96% 95% -1% These numbers actually lie, sort of:) While these are true and accurate numbers, this is an example of how stats can be used to twist the truth. Yes, technically the average sales price dropped 13% in September 2009 over the same time last year. However, that is factoring all homes that sold; even a few high end homes that seem to be distorting the number dramatically. If we take a look at the same number but put a cap on the listing price at $600,000 we see a totally different picture:   2008 2009 % Change Active N/A...

Dillon Park showed up a couple of years ago in what I like to call the Tri-City Area, Carmel, Westfield and Noblesville. I think technically it is in Noblesville but its at 146th and Hazel Dell Parkway. From the street it doesn't look like there is a lot going on there just a field and a little (and I mean SMALL) trail. If you follow the trail it leads you to a field which has frisbee golf course. The only other frisbee golf is out  near Morse Lake in Noblesville. I think frisbee golf is great fun and it doesn't really matter how much talent you have. Stand in a concrete square and throw a frisbee at a bird feeder looking thing. Its great for a cheap date or family outing. Another fun thing to do with small children is go to the spray park. Noblesville sign change is a step in the right direction   Officials in Noblesville have loosened the real estate sign restrictions to try to strengthen housing sales. Throughout the rest of the year the City Council is allowing signs directing people to open houses. Only one directional sign can be placed at the entrance of the neighborhood from 1 hour before to 1 hour after the scheduled open house. This is a change from before where signs could only be posted at the house being sold. The council will vote in December to decide if the change should be permanent. It can be tricky to find open houses especially in larger more complicated neighborhoods and more signs would help reduce confusion. Here is a look at what happened on the Noblesville Indiana real estate market in December 2008 for homes under $500,000:   2007 2008 % Change Active N/A 531 Homes Sold 67 62 -7% Average Selling Price $163,515 $152,333 -7% Days on Market 78 66 -15% Price Per Square Foot $79 $74 -6% December saw a vast improvement in the number of homes sold compared to last month’s 36% loss. December saw only a 7% decrease in sales activity since last year. We did however, see a larger than normal decrease in average sales price with the average being 7% lower this year over last. The piece of good news that has me feeling pretty good about the Noblesville real estate market is the absorption rate. It sits at a relatively low 6.42, which means there is a 6.42 months supply of homes currently on the mark...

Noblesville is likely even more susceptible to an impact from the elimination DPA than Fishers due to its lower price point. Overall though, Noblesville is still not in bad shape with the YTD numbers showing a 12% decrease in the number of homes sold and only 3.86% decrease in average sales price.   To tweet or not to tweet   I have been struggling with Twitter and the value it brings. The more I play with it, the more I find the value in it. My business partner, Jayson Manship has been more active with Twitter than I have and he predictably had better results. Jayson has used Twitter search to find people in the new home building industry and is now following quite a few. They in turn are following him. This resulted in a builder in Canada contacting us about our business. Here is the Noblesville Indiana real estate report for September 2008 for homes under $500,000:   2007 2008 % Change Active N/A 620 Homes Sold 79 84 6% Average Selling Price $161,529 $160,641 -1% Days on Market 99 85 -14% Price Per Square Foot $81 $82 1% For the third straight month in a row we have seen an increase in sales activity. The number of Noblesville homes sold is up 6% over last year. In addition, although not quite as exciting, the average sales price was basically unchanged when compared to last year. Somehow the average days on the market in Noblesville is significantly down over last year taking 14% or 14 days LESS to sell a home this year.
