According to Lisa Gore with the Inspector Generals Office with HUD/Mortgage Servicing News and Tracy Mooney with Freddie Mac, " The FHA is experiencing "a large number of zero payment defaults" n which borrowers fail to make even one payment on their new government-insured mortgages." If you are a homeowner that has lost their job or had a change in your income/financial status immediately after closing, it is in your best ethical and financially responsible interest to contact your lender asap and let them know what is going on.  If you have an FHA loan, contact your local HUD office for trustworthy contacts that may help you to keep your house. If it appears that you will not be able to keep your home, you might want to consider listing your home as a short sale.  Whatever your decis...

Please click below for a better explanation: 120 Day Guarantee Explained in Plain English We feel very fortunate to be in a place where most of our business comes from repeat business or from the kind referrals we continue to receive from friends, family and past clients. We completely understand and for that very reason, we have attached below a list of some helpful resources that we think will help answer most, if not all of the questions...

Have ya ever noticed that it's always the bad news that seems to get all the press? Our favorite shows are only interrupted with "Breaking News" that would alarm or scare the viewers..."A gunman is loose"..."An apartment building is on fire"..."A child has been kidnapped"... Yes, these are all important stories, but isn't good news ever considered to be just as important? My point is that right now, all of the media networks seem to be having a hey day reporting the bad, bad real estate market.  "Foreclosures are on the rise"..."Families are losing their homes"..."Mortgage companies are going under"... True, true and true. But what about the buyers out there that are being able to move up to a new standard of living, simply because today's home values, combined with outstanding interest...

Although today is a little bit on the chilly side again, wasn't it wonderful to have a glimpse of 70+ degree weather earlier this week?  That means that spring is right around the corner!  Here are some helpful tips from Jim Schwarz at Center Grove Real Estate Inspections to get your home ready for the change of season. Clean gutters and ensure downspouts and yard drains can drain runoff freely.  This can be done by running a hose into the gutter and watching how the water flows.  Runoff should terminate at least five feet from the foundation of the home. Remove sticks and debris from the roof.  Walk the roof to review it for any damage or potential repairs.  Pay particular attention to cracks in masonry chimneys and around any roof jack penetrations.  If you are unsure of these efforts...

It's a tough market these days.  But occasionally something happens that reminds us why we decided to do this in the first place. Last week someone called wanting to see one of our listings as soon as possible.  We hurried to set up the appointment, not wanting to pass up any business, yet knowing all the while that this could be another wild goose chase.  As we chatted while showing them the home, we discovered they had put money down to build a home and unfortunately, that builder had declared itself insolvent that very day.  They were devastated.  Our new client, a first time homebuyer, was someone who really wanted a new home and their plan had come undone! They were frustrated with builders and wanted to buy an existing home that weekend.  So we spent  Friday evening and most of Sa...

When we think foreclosures, I know the tendancy is to picture pee stained carpet, missing appliances and holes in the drywall. But of the 77 homes in the Greenwood and Center Grove area that are currently in a state of foreclosure, pre-foreclosure or short sale, I would classify 6 of these homes as specifically being "Luxury Foreclosures". These 6 homes range in price from $265,000 to $680,000 and to look at the pictures, you would have no idea that any of them could possibly be facing foreclosure. We're talking Inground Pools, Gourmet Kitchens, Finished Basements, Waterfront Properties, all the bells and whistles included. Don't believe me? Take a look at these Luxury Foreclosures in Greenwood for yourself and let me know what you think.  Be sure to pull up the full property details an...

It is true...the government is giving away money - but only to what they consider first time home buyers. The qualifications are really pretty clear. Here's the skinny: 1.) You have to be a first timer home buyer. What is a first time home buyer (you would think it's pretty self explanatory...but it's NOT!!!) A first time home buyer in the government's eyes is someone who HAS NOT owned principal residence in the past 3 years or a home at all. That means you could've owned a in the past, own a vacation home, own a rental home as long as the home you lived in the past does not have you as a title bearing owner in the past 3 years. 2.) It's technically not $8,000 they are giving you....it's UP TO $8,000 you can earn. Let me explain... They will pay you 10% of the purchase price up to $8,00...

This is an even better and easier way to search for these types of properties than on our Multiple Listing Service or through the Metropolitan Indianapolis Board of Realtors.  I'm not even sure that Realtor.com has a searching tool that's this easy. One of the best 100% loans still around is the Veterans Administration loan.  Also known as the VA Loan, this loan program is specifically for persons that have served in the military.  Over the years, we have helped many homeowners use the VA Loan to purchase their Greenwood IN homes. When using the VA Loan to purchase your Greenwood IN home, Veterans (or active duty service people who have served enough years to earn their eligibility) can borrow more than 100% of the sales price of the home. Here's how it works:  When you use the VA Loan to purchase your Greenwood IN home, you're going to pay a VA Funding Fee.  This VA Funding Fee is normally about 1.25% - 3.3% of the loan amount (this amount is going to vary somewhat depending on whether you have been full-time military or reservist...

OK, I've never been to this event before but I've heard about it and always wanted to go.  Another Realtor and I (Hi Linda!) were talking this morning and she mentioned it was this Sunday but didn't know the details.  I did a little searching and here's what I was able to find: The event will be held this Sunday, February 8th from 4-7pm.  Attendees must be 21 or older and the event is taking place at Valle Vista Golf Club and Conference Center, located at 755 E. Main Street in Greenwood.  Tickets are $30 per person or $50 per couple.  There are a number of different places where tickets can be purchased, but the easiest would probably be to log on to the link the Greenwood Chamber has. From what I hear, it's a great networking event and they plan on selling out.  Click here to read the ...

What more could you want than to get your home sold for top dollar in short order without any hassles?  If you take a moment and read through the following suggestions before you put your property on the market, you'll be well on your way to a successful sale. Our goal is to simplify, depersonalize, and de-clutter your home in order for it to show larger and brighter, giving a more spacious feeling to potential buyers.  These steps will provide you with an advantage over the competition.  Many items will need to be removed to storage and packed for moving.  This is important and should be considered as merely giving you a head start on the move to your new home. General Prep Tips: Start by airing out the home.  Most people are turned off by even the smallest odor.  Odors must be elimina...

Dear Real Estate Consultant, I am currently renting a nice 2 bedroom apartment.  I keep hearing about low mortgage rates and depressed prices, I was just wondering -should I be considering buying a house? The apartment costs $850 per month and that includes all utilities.  I know I should have renters insurance, but I haven't done that yet.  Of course, I would really like to get out of the apartment because my neighbors downstairs are loud, I have to carry groceries upstairs every time I go to the store, and I'm getting really sick and tired of parking my car outside.  Scraping windows is getting to be a drag.   What are your thoughts?   Dear sick and tired, WHAT ARE YOU WAITING FOR?  Let's do the arithmetic.  You are spending over $10,000 every year to rent.  While you don't have yar...

Here are some additional conditions that should be reviewed around ANY home when the weather gets very cold, as was the case recently. Ensure all gaps and openings in the basement or crawlspace walls are filled.  The smallest amount of wind on very cold days (anything below 15F) will penetrate these gaps.  If pipes are nearby these gaps, it takes very little to freeze them.  In this case, close the crawlspace vents to prevent cross ventilation.  Be sure to open them after the weather moderates. Gaps in siding walls create the same problem.  Extremely cold temperatures and high winds do some unbelievable things related to freezing.  I have seen pipes on interior walls actually freeze if there was an opening of the smallest type to the outside that would allow cold air to reach the pipes,...
