I got a call last week from "Susan."  Her parents are in their mid 80s and are going to be relocating back to the Fort Wayne area.   They are in town for a week and asked if they could meet with me to get on the same page.   We met in their hotel lobby.   I had a pen, a notebook, and my reading glasses.   We sat down at one of the tables and talked real estate for about 20 minutes.     Once we were all on the same page there, the fun began.     They told me stories about how Fort Wayne used to be "back in the day."   We talked about their kids and their grandkids.   We talked about what they used to do for a living.   We talked about the senior community they were leaving behind, and how much they were going to miss it and all of the activities they participated in.   They told me that ...

The other day I received a phone call from a prospective buyer that wanted to see one of our listings.   I told her a little more about the home, and asked what her schedule was and when she could see it.   Then I asked her a few more standard questions.     1.  Are you currently working with a Realtor?     2.  Have you had a chance to talk to a lender about a loan, or will it be a cash purchase?   3.  What is your time frame for purchasing a home?     4.  Do you have a home to sell first?     By the time I got to the last question, she laughed and sounded a little frustrated. Should I have an inspection on a brand new home?   YES.     I've sold plenty of new construction homes in the Fort Wayne area.   They all smell SO good.   We all love that new construction smell, don't we?   The carpet is fresh and new. The countertops are spotless and new. The paint on the walls is perfect and new.   All of the lights are bright...  and new.     Why would we need to have an inspection when everything is brand new??     Story time...     A few weeks ago my inspector told me a story about an inspection he did on a brand new home in Fort Wayne.   As expected, most of the inspection went fine.   Then we went into the attic. I woke up the other morning and saw that I had a private message on Twitter.  It was from Movoto Blog, and it said that Fort Wayne was voted the fifth most boring city. 1.  I don't know who Movoto Blog is, so there's that.   2.  Really?   Fort Wayne is boring?  Based on what?   Then I read the blog...   "The population was decidedly older, there was not much nightlife or fine dining options per capita, and there were very few music venues scattered throughout the city.  This city is rather pretty, and if you're looking for a place to kick back and relax there are worse places to go.  But if you want to be wild and crazy and you're not there during a festival, you're probably out of luck."   I'm assuming the author is talking about me when she refers to "older."  No really, I'm okay with...

How's the real estate market in Fort Wayne right now?  In a word...  NUTS.   Inventory in Southwest Allen County and Northwest Allen County School Districts is still VERY low.  Homes that go on the market in those areas are normally under contract within days.   That's great for sellers, but what about the buyers?   We've been able to help many buyers purchase some of these home by acting FAST and watching the market like a HAWK.   We've even helped a few buyers purchase homes that weren't even on the market.   It's all about having an aggresive agent (or two) that will go above and beyond to get the job done.   Our business has been fantastic this year, and last month we set a record.   Our Century 21 Bradley office sold 322 units and $47,300,000 in sales in the month of May.   Our tea...

I'm kind of a control freak.  So is Amanda.   For this reason, we've held off on hiring an assistant.  To have somebody else in control of some of our stuff scared the heck out of both of us.   Well, last year we found ourselves running around like chickens with our heads cut off for about 9-10 months of the year.   That's no way to live.   We promised ourselves that this spring we'd hire an assistant and we finally did! This year has been record breaking for us and for our office.  We're on pace to close almost twice as much as we did last year.   Without an assistant there's no way we could handle that and provide the great customer service that we are known for.   Plus I'm sure we'd forget things, trip over ourselves, and probably go crazy!   Letting go of "control" was a little toug...

I had an interesting conversation with one of my buyers recently.  He had interest in a home that is priced at $250,000.  It's been on the market for a few months now.   The home itself is in an area he likes, but it does need some cosmetic updates.  By cosmetic I mean a fresh coat of paint throughout and some wall paper removed.   When we were discussing the offer he asked me what I thought the home was actually worth.   Knowing the area well, I told him that if he got the home in the $235,000 - $240,000 price range, he would be getting a fair deal.   "I'm not paying a penny over $225,000 for it.  That's what I think it's worth" said my buyer.   I asked him what he based his price on. "Nothing.  I didn't base it on anything.  I'm just saying that I won't pay a penny more than $225,000....

Sometimes I feel like I'm beating a dead horse, but here goes.   Inventory in the Fort Wayne real estate market is SO low right now!  If you have considered selling or have been on the fence, NOW is the time.   Homes for sale in the Southwest and Northwest Allen County School Districts are selling FAST.   Buyers (and their agents) looking for homes in these areas are becoming increasingly frustrated because there just aren't many desirable homes to buy.
