Lately we've heard several different prospectives on the real estate market.  Some news articles say we are in a housing bubble.  Others report about the down market, more talk about this being a buyer's market.  We hear about foreclosures and the list goes on and on.  So what is the truth?Some of what we hear is true for all markets.  Such as, mortgage interest rates still being at an all time low.  Everyone from California to Florida to New Hamphire would have to agree that interest rates a low at the moment for mortgages.  (If anyone thinks back to what interest rate were in the 80's, they'll remember when getting a mortgage for 21% rate was common.  Thank goodness we are not contending with anything like those days!)   Housing prices are down is another headline we hear a lot.  In C...

In Central Indiana, our current market is healthy and stable at this time.  We see and hear a lot from the Media that "The Housing Bubble has Burst!"  Here are some facts about our market:    Local sales through August, 2006 are actually up .5% from record 2005 level.Local prices did not rise dramatically over the past several years, so have not declinded; Central Indiana prices are up again year-over-year by 1% - 3%.Inventory levels locally have continued to increase 5 - 15% for several years and are at record levels, but there has been no dramatic increase.  Mortgage rates have actually declined since the summer and are presently near 61/2% for a 30-year fixed rate, comparing favorably to historical levels.With historically high inventory levels, serious sellers willing to price their...
