Here is a glance at what happened on the market for Carmel Indiana homes under $700,000 in September 2008:   2007 2008 % Change Active N/A 666 Homes Sold 94 70 -26% Average Selling Price $311,257 $273,889 -12% Days on Market 76 86 13% Price Per Square Foot $112 $110 -2% The number of homes sold is again off pretty significantly over last year. After a slight gain in the average sales price over the past couple months, this month saw a relatively big dip in the average sales price compared to last year. Let’s hope this is an anomaly, but the average sales price for September 2008 was the lowest it has been for the entire year in Carmel. Here is what happened on the Carmel Real Estate market in August 2008 with homes under $700,000:   2007 2008 % Change Active N/A 661 Homes Sold 142 112 -21% Average Selling Price $289,395 $291,020 1% Days on Market 63 70 11% Price Per Square Foot $111 $110 -1% Same old story again: the number of homes sold is down pretty significantly over last year with the average sales price up ever so slightly. The number of homes sold is off 21% compared to last year; however this is actually an improvement over the last several months. Here is a quick glance at what happened in the Carmel Indiana real estate market for July 2008 for homes under $700,000:   2007 2008 % Change Active N/A 682 Homes Sold 161 117 -27% Average Selling Price $296,681 $305,635 3% Days on Market 65 71 9% Price Per Square Foot $115 $115 n/a Pretty much the same old story: number of homes sold is way down while the average selling price is actually up a little over 3% compared to last year. It is taking 9% longer, or 6 more days to sell a home in Carmel but the average price per square foot remain the same as last year. These numbers really just go to show again that Carmel real estate remains some the most desirable in the region and the average sales price increase confirms that Carmel remains a very safe investment in the Indianapolis area. ...

Here is a quick glance at what happened with Carmel IN homes under $700,000 for June 2008:   2007 2008 % Change Active N/A 728 Homes Sold 164 120 -27% Average Selling Price $321,588 $292,768 -9% Days on Market 57 53 -7% Price Per Square Foot $118 $112 -5% While the Carmel real estate market typically outpaces the rest of the Indianapolis market, it doesn’t appear to have fared too well this month. The number of homes sold is down 27% over last year and the average selling price is down 9% over last year. I am somewhat inclined to believe that the average selling stat is a bit of an anomaly. There is mixed news from the Carmel Indiana real estate statistics for May 2008. The number of homes sold is predictably down while the average selling price is up ever so slightly. The Carmel real estate market report for April 2008 is sending mixed messages with the number of Carmel homes sold down and the average selling price for Carmel real estate is up. Here is what happened in April 2008 on the Carmel real estate market for homes under $700,000:   2007 2008 % Change Active N/A 734 Homes Sold 100 53 -47% Average Selling Price $117,856 $125,815 7% Days on Market 83 107 29% Price Per Square Foot $71 $65 -8% As you can see the number of homes is down pretty significantly at a 26% decline while the average selling price is up 3.5% over last year. Well after a pretty sad month in February for Carmel Indiana real estate, it seems to have bounced back in March. While the number of homes sold is still down over last year, it is vast improvement over last month. Here is what occurred in Carmel for homes under $700,000 in March:     2007 2008 % Change Active N/A 617 Homes Sold 103 85 -17% Average Selling Price $284,095 $284,733 .22% Days on Market 93 110 18% Price Per Square Foot $113 $113 0%     February’s number of homes sold was down 40%, but as you can see the number of Carmel homes sold in March was only down 17%. The Carmel Indiana real estate report for February 2008 unfortunately does not offer a lot of good news for sellers. The number of sales are way down over last year while the average selling price is also down. Here is a snapshot of what happened on the Carmel real estate market in February 2008:     2006 2007 % Change Active N/A 554 Homes Sold 91 55 -40% Average Selling Price $317,520 $295,416 -7% Days on Market 80 108 35% Price Per Square Foot $122 $112 -8%   The number of Carmel Indiana homes that sold is down almost 40% over last year and the average selling price is down almost 7%. Hurray!  Things look like they might be nosing up in the housing market.  Showings seem to be up, and we have had more listings this month than the last 2 months.  As for me, I'd love to see the national media get a handle on the negative spin they put on the housing market.  Real estate is REGIONAL!  Yes, Michigan, Florida and other states are really struggling.  Indiana isn't the same market!  In fact, I believe Indiana to be an "in the middle" state.  We will never be at the top of the list for appreciation, crime, growth, gang wars or a housing boom.  Neither will we be at the bottom.  Characteristically, Indiana is in the middle.  We don't often see the wide swings the east and west coast get.  And, yes - theFlorida real estate market is hurting.  They also came off 2004 through 20...

Carmel's population rises to 68,653Carmel's population has climbed to 68,653, according to preliminary results from a special census the city paid to conduct this summer.Carmel Chamber President Mo Merhoff shared the news during Wednesday's Chamber of Commerce luncheon, indicating that the final count was higher than the city's own estimate that its population would rise to about 65,000.This is welcome news to city officials and taxpayers alike, as Carmel will reap about $3.5 million in additional state funds because of it.
