There has been a lot of chatter about the Economic Stimulus Plan.  It is packed with lots of incentives for various populations; of course there is the first time buyers $8,000 credit.  But, today I want to mention the changes in tax credit available for energy efficient home improvements.  As Spring approaches, there are many Carmel Real Estate residents that might be thinking about renvoations. First of all the credit applies to any improvement that are done between December 31, 2008 through January 1, 2011 and only to your principle residence.  There are very few credits available for 2008 tax filings. Carmel Indiana Real Estate includes West Carmel (46032) and East Carmel (46033) with Meridian or US31 dividing the two zip codes.  All of Carmel enjoys great schools and easy access to downtown and interstates.  Relocating individuals frequently tell us they want to look at homes in the Northside of Indy, specifically homes in Carmel.  Many St. Vincent employees like this area because it is so close to the main hospital on 86th and many financial professionals like it as well because it is so close to Meridian. The Carmel Real Estate Market for February 2009 shows the highest priced home selling at $775,000 after 229 days on the market in Bellewood.  The statistics for homes in Carmel are: Active Single Family Homes Listed in February                      133 Single Family Homes Currently Active                                     633 Single Family Homes Sold in the month of February               41 Average Sale Price                                                           $295,000 Average Days on Market                                                           108 There were 15 homes of the 133 Carmel Homes listed in February that were in the Village of West Clay!  That is the most for any neighborhood in a single month I have ever seen.  The absorption rate for this neighborhood is 18 mon...

As Spring approaches, many Carmel Real Estate residents will begin to get out and enjoy the Monon Trail.  Whether they are training for the Mini 500 or just out as the weather turns warmer, the Monon Trail is a great venue to visit.  The Monon trail starts at 146th street in Carmel (it is called the Greenway in Carmel) and run 5 miles through Carmel and then another 10.5 miles from 96th into Downtown Indy and cultural districts. It was a grassroots citizen effort back in the 80s; the first section from Nora to Broad Ripple opened in 1996.  The Carmel portion was opened around 2002.  The costs was approximately $5.5 Million to create. I decided to run some numbers of active, pending, and sold Bridgewater Club homes in Carmel for first couple months of 2009 and I was a little shocked to learn that no homes have closed yet. In fact, no homes are even pending since the beginning of the year. Here is what is happening in The Bridgewater Club in 2009: - There are 45 active homes on the market - The average asking price for homes currently on the market is $869,146 - The highest priced on the market right now is $2,099,000. - The least expensive home is listed at $189,900. - The average days on the market is 155. Before we analyze the January 2009 market report for Carmel Indiana Real Estate, I thought it would be good to summarize some of the findings in the Indianapolis Star published on Sunday 2/8/09.  For Carmel Indiana, they show a population of 64,500 and 97% of those people have a high school diploma and 62% have a bachelor's degree or higher.  Their median household income is $94,000 I wrote a post last week that showed the Carmel Real Estate market for 2008 compared to 2006 and it is definitely worth a quick read.  Today I want to look at just January 2009 compared to January 2008. Here is the first report for 2009 for the Carmel Indiana real estate market for homes under $700,000:   2008 2009 % Change Active N/A 566 Homes Sold 57 35 -39% Average Selling Price $290,575 $288,44 -1% Days on Market 86 105 22% Price Per Square Foot $111 $102 -8% We do continue to see the big decrease in average sales price while the average sales price remains relatively unchanged over last year. In this market, if we can see a 39% decrease in the number of homes sold and have no change in the average selling price, the market is still doing quite well. Here is a quick look at what happened on the Carmel Indiana real estate market in December 2008 for homes under $700,000:   2007 2008 % Change Active N/A 568 Homes Sold 73 63 -14% Average Selling Price $305,251 $301,399 -1% Days on Market 88 91 3% Price Per Square Foot $112 $108 -4% Carmel rounded out the year posting better than average numbers compared to the rest of the year. The number of homes sold was down 14% over last year, but this is still better than the 25% decline for the rest of the year. Let's face it. 2008 was not the best year for many of us, either personally or professionally. For me, it meant the difficult end of my marriage. Financial challenges. A tanking real estate market. Global financial market meltdown. Yikes. It's about enough to drive me to move to Belize and rent lawn chairs to tourists. Here is a glance at what sold on the Carmel Indiana real estate market in November 2008:   2007 2008 % Change Active N/A 588 Homes Sold 82 59 -28% Average Selling Price $283,345 $272,053 -4% Days on Market 105 72 -31% Price Per Square Foot $115 $106 -8% November homes sales in Carmel was pretty much on par for the rest of the year. The number of homes sold was down by 28% and the average sales price was slightly down at 4%. There are two bits of good news this month; somehow the average days on the market was way down over last year and the absorption rate or # of months of inventory was down as well. I just rented one of my investment properties, and the applicant said she was being forced to move from her current rental home.  I immediately thought she might not have been paying rent.  She told me that her LANDLORD had not been paying the mortgage, and that the house was being foreclosed on!  If any of you are showing tenants rental homes, please do your due diligence regarding the owner and payments on the house.  You will be doing your clients a favor!
