If you are trying to sell your home, listen up. Buyers choose their home online. Period. You could argue that they choose a home when they walk through at a showing. You would be correct. But first, you have to get them to want to schedule a showing of your home. If the pictures suck, that won’t happen. Listing photos are so important. We have become such a visual, instant society. If your listing photos don't capture their attention in the first few seconds, they move on. In the 2012National Association of Realtors® Profile of Home Buyers and Sellers, 90% of buyers used the internet to find their home. Buyers spend hours online finding homes, then they call their Realtor and let them know which ones they want to see. How do they choose? Listing photos. I do the same thing as a Realtor....

5 Ways to Tick off a Seller (and Shoot Yourself in the Foot)   By Mary Borth, Keller Williams Realty, Bloomington Normal IL   1.    Make a low-ball offer that is completely unreasonable just to “see what happens”. Sellers leave some room for negotiation, but not as much as you think. As a buyer, your Realtor should be showing you comps and past sales so you have a clear picture of the value of the home. If you make an uneducated low offer, many sellers will completely reject the offer and wait for another buyer.   2.    Counteroffer in ridiculously small increments. With a fair offer, you will usually meet in agreement somewhere in the middle. Don’t counteroffer $500-$1000 at a time just to waste everyone’s time. Remember, both sides want the deal to work so don’t make it harder on ev...

5 Ways to NOT Sell Your Home - 2013 By Mary Borth, Keller Williams Realty, Bloomington Normal IL   1.      Be difficult about scheduling showings. The more you limit your times/directions for showing, the more you limit your buyers.   2.      Don’t do any decluttering or staging. If your home is cluttered, buyers will think there is not enough storage space. If not staged properly, buyers will not know how to use the space. For example, if you have turned a second living space into a toy room, buyers with no children (or older children) might not have the vision to see it as a formal living room or den.    3.      Allow your Realtor to post bad pictures (or too few) online for your listing. Buyers look online for homes, and if your listing has bad photos it turns people off. Make sure...

Beginner's Guide to Buying a Home – 2013  By Mary Borth, Keller Williams Realty, Bloomington - Normal, IL   1.      Talk to a lender early in the process. There may be some issues on your credit report that you are not aware of. A good lender will be able to tell you what you need to do to raise your credit score. Some issues can be resolved easily but some may take several months (or years) to repair.   2.      Get pre-approved and ask for a copy of your pre-approval letter. Your Realtor will ask you for a pre-approval letter before she shows you any homes. She does not want to waste your time showing you houses that you cannot afford or houses that are way below your pre-approval amount. You don’t want to fall in love with a house and find out you can’t afford it. Or worse, lose the...
