 Many real estate brokerages have something called a morgue. It's made up of old MLS listing sheets from the 60s and 70s that are typewritten on 5 1/2 x 8 sheets and contain all the basic information about houses for sale. Sometimes they make for interesting reading.  I recently took a Continuing Education class that reviewed the Fair Housing laws and how they apply to real estate. These classes are ones that we real estate agents must take and retake because they are so important.  Since "Fair Housing" applies to housing it's our business to understand and interpret the law. We are the gatekeepers of the Fair Housing Act and denying buyers access to properties based on discrimination can lead to severe penalties and loss of license. A bit of history. UPDATED 2019 There is no lack of homes with 5 or more bedrooms in the North Shore communities of Winnetka, Wilmette, Kenilworth, Glencoe, Glenview, and Northfield. Much of the new construction has at least five bedrooms plus the older homes were also built larger in the 20s and 30s and we have many such homes. One big difference between old and new homes, however, is that the new homes have many more bathrooms! I like working with statistics and trying to gauge which way the Winnetka and North Shore real estate market is heading. I run into problems, however, because each village is so small. I could lump all the villages together - Winnetka, Wilmette, Kenilworth, Glencoe and Northfield  - but they are also different from each other. Often, the numbers are skewed and basically worthless for any kind of consideration. This is particularly true when using averages in an area where a $450,000 can sell in the same town as a $10,000,000 home. February might have had a huge snowstorm (which I luckily missed!) but that didn't slow down the Hubbard Woods real estate market. There were 15 closed home sales in Winnetka in January, 2018.  These homes most likely went under contract during what is considered the slowest time of the market yet some of them are very strong. No doubt that the biggest real estate news of 2018 will be the new federal tax legislation. We can all agree that big changes are coming - particularly for certain segments of the market - including our North Shore. Will 2018 be a good year to sell your house? If you were planning to sell your home this year, then I would say go ahead. There is no known reason to hold out for something better - the last time we could do that was 2000-2007. There are many impending changes in 2018 which means a lot of uncertainty. UPDATED 2019 You're planning to sell your home soon and you know there are overdue repairs that need to be attended to. Those nagging things that you've always lived with and tolerated but just didn't bother to take care of.
