Wilmette's August Property sales were 56, up 12.0% from 50 in August of 2011 and 5.7% higher than the 53 sales last month. August 2012 sales were at their highest level compared to August of 2011 and 2010. August YTD sales of 309 are running 23.6% ahead of last year's year-to-date sales of 250. The Median Sales Price in August was $627,500, up 12.0% from $560,438 in August of 2011 and up 15.8% from $542,000 last month. The Average Sales Price in August was $675,982, up 10.5% from $611,868 in August of 2011 and down -1.9% from $688,989 last month. August 2012 ASP was at a mid range compared to August of 2011 and 2010. Wilmette, IL - August 2012 Market Report   47 homes and 11 condos sold in Wilmette during the month of August - the last big push before school started.   For single-family homes the average sale price was $770,425.  Market time averaged a fantastic 77 days and the good news is that the list:price ratio was 93% - much better than a year ago and 2% better than Winnetka. The least expensive house in Wilmette sold for $280,000 and the high-end price was $1,550,000. For condos and townhouses the average sale price was $254,727.  Market time again averaged 77 days and the list:price ratio was 87%.  The prices ranged from $80,000 for a foreclosure up to $419,000. California Department of Real Estate Steps Up Disciplinary Actions By Evan Nemeroff The California State Department of Real Estate cracked down on the amount of illegal mortgage activity taking place throughout the state over the last fiscal year by setting record highs in several categories. Through the end of June 2012, the DRE suspended, surrendered and revoked a record 1,109 real estate licenses for the fiscal year within the Golden State. According to the DRE, 781 real estate licenses were revoked FY 2011-12, which was up about 14% from the previous year when 686 licenses were taken away. Wilmette's July Property sales were 52, up 33.3% from 39 in July of 2011 and -10.3% lower than the 58 sales last month. July 2012 sales were at their highest level compared to July of 2011 and 2010.  Blue Star Memorial Highway in Wilmette UPDATED 2020For years I have driven by this sign on Green Bay Road in Wilmette and had no idea what it meant. The Blue Star Memorial Highways are highways in the United States that have been marked to pay tribute to the American armed forces.This practice was started by the National Garden Clubs, Inc after World War II in 1945. It actually started in New Jersey where a 5 1/2 stretch of Highway 22 was beautified by planting 8,000 dogwood trees symbolizing service members from that state. Some Days Just Bring a Little Smile I had a broker's open house yesterday at my new Wilmette listing at 1015 Oakwood Avenue.  The house has a beautiful wraparound porch that has a swing at one end.  As I opened the front door I noticed a small sign on the bench: Hmm.  Not something you see every day - a bird nesting in a potted fern.  I couldn't resist and tiptoed closer to find: Not robin's egg blue, but four beautiful eggs waiting for mom or dad to come back.  I did see a cardinal hovering nearby as well as several sparrows flying around. My home seller told me that she was replacing the old hanging ferns with new ones when she discovered the nest.  She gently put it on the bench and attached the sign - good thing because I had over 60 agents come through the house. My neighborhood is gearing up for the first annual Kenilworth Gardens Neighborhood Yard Sale, which is set for May 19, and it looks like it's going to be the biggest multi-family sale in Wilmette. I do love to purge my house of stuff we no longer use, though you’d never know that if you came over to my house right now and saw the piles of clutter everywhere.
