WILMETTE 1st QUARTER REAL ESTATE REPORT - 2019 Wilmette is one of the North Shore’s most popular villages in which to live. It has a diverse housing stock, lots of good shopping and restaurants, and a downtown that continues to be redefined with trendy new offerings. Plus the excellent schools that all feed into the highly regarded New Trier High School are a huge draw. Wilmette also the largest lakefront park, Gillson Park, that includes a large beach with concessions, tennis courts, a playground, and concert arena. WILMETTE REAL ESTATE REPORT - JANUARY 2019 12 homes closed in January 2019 in WILMETTE compared to 23 closes in January a year ago. So we’re off to a much slower start  - the weather has been mild with the exception of the polar vortex last week. There is a lot of inventory coming on the market - both newly listed homes but primarily homes that are being relisted after the holidays. WILMETTE IL 2018 REAL ESTATE REVIEW In Wilmette, 2017 and 2018 were almost fairly similar years for real estate statistics. Look at this chart comparing the two years: Total sales were down only slightly (by ten units,) the median price was down by 2.7%, list price to sell price ratio was exactly the same, and market time was down by 20 days. One soft spot in the market is the new construction segment which is seeing a much longer market time. Buyers are still very hot on purchasing new homes, but they are willing to wait it out for price reductions.  Market time ran between 80-90 days for properties priced below $2 million. WILMETTE HOME SALES for November 2018 27 homes closed in Wilmette in November, 10 more than closed in October. The median home price was $550,000 for last month’s sales. FREE GUIDED TREE WALK - GILLSON PARK, WILMETTE IL Join Go Green Wilmette in their annual Tree Walk, held this year at Gillson Park in Wilmette. The tour will be guided by a knowledgeable tree person or a tree enthusiast. Last year I attended the event at Mallincrodt Park and the guide was a arborist from a local nursery.  There will actually be several tour guides that will take smaller groups since the turn-out is fairly substantial.  The tour lasts about 1 1/2 hours with the guide explaining how to identify trees, how to care for them, and which species are best for our area. Home Prices in Wilmette IL for August 2018 Wilmette  has seen eight months (from January 1, 2018) of fairly steady monthly sale prices. Monthly home sale prices have varied from a low of $690,000 to a high of $825,000. Median days-on-market have also varied from a low of 18 days (May) to a high of 152 days (February.) There have been a total of 282 homes sold in Wilmette through the end of August.   If you are considering buying a home, having a good real estate agent who understands the market is a must. Wilmette had a little dip in its real estate market in 2017 but has recovered in 2018. It continues to be the most popular North Shore village for buyers because of its diverse housing stock, great downtown area, and proximity to transportation and shopping. FIRST-HALF HOUSING REPORT FOR WILMETTE 2018, 2017, AND 2007  In comparing sales for the first six months of 2017 vs 2018, I also decided to throw 2007 into the mix. Buyers and sellers often ask if Wilmette real estate has returned to its pre-recession numbers and I finally see that Wilmette is getting close. Several things stand out in this chart. Comparing the first quarter of 2017 real estate statistics to the first quarter of 2018 shows varied, unpredictable, and conflicting trends. Observations about the North Shore real estate market: Winnetka's total number of closed home sales is lower this year but the median sales price is up.Wilmette's numbers are almost exactly the same from 2017 to 2018.Kenilworth is too small to make sense of the numbers over a 3-month period of time. In other words, the median sales price did not almost double.Glencoe saw a substantial increase in both total sales and median price.
