Wilmette's November Property sales were 22, equal to 22 in November of 2011 and -31.3% lower than the 32 sales last month. November 2012 sales were at their lowest level compared to November of 2011 and 2010.November YTD sales of 391 are running 24.1% ahead of last year's year-to-date sales of 315. The Median Sales Price in November was $370,000, down -17.6% from $449,250 in November of 2011 and down -11.1% from $416,000 last month. The Average Sales Price in November was $458,268, down -10.9% from $514,564 in November of 2011 and down -23.6% from $599,819 last month. November 2012 ASP was at the lowest level compared to November of 2011 and 2010. Wilmette Real Estate Market Report November 2012   The market is beginning its annual end-of-year slow down but there are still lots of buyers looking for homes.  I just put a listing under contract this weekend for a 2013 close.  Inventory is low and well-priced homes are not taking long to sell.  Prices have not risen - rather they are just flatlined for now. Here are the statistics for Wilmette: Sold Homes:    14 Average List Price:  $663,200 Average Sell Price:  $623,743 List to Sell Price Ratio:  94%   Average Days on Market:  57 The list to sell price ratio is excellent at 94% although in most cases, there have been price reductions in between.  A market time of less that two months in Wilmette is excellent - definitely signs of a changing market.

Wilmette Centennial Ice Children Learn to Skate for Free! This Sunday, November 25, 2012, the Wilmette Park District Centennial Ice Rink will be hosting free 30 minute ice skating lessons.  The classes will be for children between the ages of 4-12. The ice-skating instructors will be teaching skating basics such as proper balance and how to get up when one falls (I didn't know there is a certain way to get up!)  Some fundamental forward skating techniques will also be introduced. Kenilworth Gardens Homes for Sale Wilmette Market Survey 2012 Kenilworth Gardens, this extremely popular area of Wilmette that is served by Harper School, has shown strong numbers this year.  In fact, all of Wilmette has had strong home sales in 2012 with many prices matching those in generally higher-priced Winnetka. New Trier Township Property Tax Reassessment The deadline for filing a tax appeal in New Trier Township (which includes Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield) has passed.  However, the Village of Winnetka has prepared a pamphlet of information for next year.  This is particularly important since the township will be reassessed in 2013. The Village of Winnetka and the Cook County Board of Review hosted a tax seminar in October and are planning to repeat it next year in an effort to assist homeowners in their appeals.   Many residents assume that the only way to file an appeal is with a tax attorney.  And while that is certainly a good option, it is not necessary.  The New Trier Township office is extremely helpful to residents who are looking for assistance to lower the...

October 2012 sales were at their highest level compared to October of 2011 and 2010. October YTD sales of 366 are running 24.9% ahead of last year's year-to­date sales of 293. Wilmette Real Estate Market Report October 2012 It is always exciting for me to write market reports on Wilmette houses for sale since the numbers are always so attractive.  And they continue to get better.  Wilmette had almost as many sales of single family homes as Winnetka, Kenilworth, Northfield, and Glencoe together. Here are the numbers: Number of Sold Wilmette Homes:    24 Average Sale Price:    $713,008 List Price to Sell Price Ratio:  95%  (!!) Wilmette Real Estate Market Report Third Quarter 2012 Sales of single-family homes in Wilmette rose 17% over third-quarter 2011, and condo sales were up by 33%! Remarkably, prices rose by 7% for homes and condos by 15%.  This increase in total number of sales and prices did not happen in Winnetka. Normally, July, August and September are the summer months when things just slow down a bit.  But the real estate market in Wilmette has defied the odds for at least two years.  Previous blog posts on Wilmette homes for sale and sold numbers have almost always been strong.
