June 2014 sales were at a mid level compared to June of 2013 and 2012. June YTD sales of 237 are running 6.3% ahead of last year's year-to-date sales of 223.  The Median Sales Price in June was $795,000, up 13.9% from $698,000 in June of 2013 and up 25.8% from $632,000 last month. The Average Sales Price in June was $819,907, up 9.0% from $752,098 in June of 2013 and up 4.5% from $784,301 last month. June 2014 ASP was at highest level compared to June of 2013 and 2012. I'm hoping for more great weather for this weekend's Sidewalk Sale in Wilmette.  It's been cooler and drier this week making for perfect temperatures to shop local and stroll, bike, and peruse the sale Local Wilmette businesses will be offering great deals on home accessories, jewelry, gifts, artwork, and clothing. Wilmette had an interesting half-year of sales in 2014.  Despite the common view that inventory was low, Wilmette had more home sales this year than 2013, which was not the case in Winnetka.     Wilmette Real Estate Market Report Jan-June 2014 (2013 numbers in red) Total homes sold:  183 (175) Average list price:  $850,000 ($770,000) Average sold price:  $818,000 ($745,000) Average list to sell price ratio:  96% (97%) (both numbers based on final list price after reductions) Average days on market:  60 (63) Home prices rose by 9% in Wilmette, much more modestly than in Winnetka where prices climbed by 25%.   Of the total 183 home sales, 7 were foreclosures and 4 were short sales.  Although we are seeing fewer distressed home sales in the country, these numbers were slightly higher than ...

Wilmette IL 4th of July Fireworks Wilmette IL is one of the villages in Chicago Land that has it's fireworks on the 3rd of July evening. Wilmette Illinois Real Estate has had tremendous success in the last couple of years. In the time frame from May 2013 through April 2014 there have been 492 closed sales a gain of 14.7% over the previous year which has 429 closed sales and that figure was up 25.4 % from the period of May of 2011 through April 2012 with 342 closed sales. Wilmette IL Named 2 on DePaul University Transit Friendly Towns. This is information I read in a great article in Chicago Magazine which I have been a long time subscriber. We are very proud of this, I have been a life time Chicagonian and a North Shore resident for over 35 years. Wilmette IL Real Estate Is Booming. In this period through March of 2014 there were 562 new listings of single family homes for sale Vs 462 for the trailing 12 months a 21.6% gain. Closed sales are up 17.1% from 328 up through March of 2013 and 384 this March. The median sales price is up 7.1% and the average time on the market before sale is down to 65 days Vs 90 a year ago which is a staggering -28.2 % faster you can get your property sold. Wilmette continues to show strong market statistics - just like it did during the recession. Wilmette is the largest North Shore village (not including Evanston) and has a very wide selection of housing prices from which to choose.  I believe this has helped Wilmette remain a very good option for home buyers in many price ranges.
