  There are many wonderful perks about Wheaton, Illinois: amazing parks and recreation areas, great schools, Wheaton College, great shopping, fabulous restaurants, proximity to Chicago, and beautiful housing (you know I just had to throw that in)!   The Seven Gables playground is finished; just in time for the warm weather!  The new playground was unveiled this weekend. The 66 acre park was purchased by referendum in 1976.  The original parcel of land had been part of Seven Gables Farm which was owned by the founding family of First National Bank of Chicago, the Westmore family. Seven Gables Park boasts nine soccer fields, three tennis courts, a picnic shelter, public washrooms, baseball fields, a basketball court, and the brand new playground.  You can also relax on the 20 acres of open land or sit by the pond. It looks like the City of Wheaton and the Wheaton Post Master have decided to divide Wheaton up into two zip code regions for more effective and faster delivery of the mail. Homes and businesses south of Roosevelt Road will be given the new zip code of 60189. The north part of town and both sides of Roosevelt Road will continue to use the 60187 zip code. I’m sure all the businesses on Roosevelt Road are breathing a sigh of relief. There is a year grace period allowed, so homeowners and business south of Roosevelt can change over their print materials slowly.

I’ve been working a lot of open houses lately.  I love talking with people about my listings and getting their opinions first hand.  It is always an eye opening experience.  Lately, I have heard a lot about high property taxes.  I always expect a conversation like that from transferees.  They always seem surprised when I give them tax information.  However, lately I have been hearing it from local DuPage County residents.  I wasn’t apprehensive about opening my tax bill, because I received the tax notice back in November.  However, I was very surprised to compare my 2006 and 2007 taxes.  It appears my taxes when down $115 dollars; every department or organization that uses my tax dollars tool more this in 2006 than they did in 2007.  Amazing!  The DuPage tax rollercoaster is going down....

The DuPage Art League has been a hidden treasure in DuPage County since its inception in the spring of 1957.  The goal of this not-for-profit art school and gallery is to promote the visual arts using classes, workshops, and exhibits.  As a teenager, I remember going to local galleries in Glen Ellyn and being amazed at the creativity of the artists and the passion they give to their work.  I would spend hours looking around; secretly wishing I could create such beauty; to be a teenager again…Well, I got my wish in a round about way.  My eldest daughter is extremely creative and loves to draw and paint.  We were looking to find her some art classes and the DuPage Art League classes seemed to be perfect.  I have walked past the building at 218 West Front Street, Wheaton for years, but nev...

It looks like ground breaking will begin on the new Hubble Middle School on April 7th! At some point after that, the property the current school sits on (in the center of town) will be sold to commercial developers for retail and office space. The cost of this sale will help to offset the cost of the new school to taxpayers. I know I don’t have a say in this, but I would love to see the city put in a Naperville River Walk type area and bring more people downtown for fun, shopping, dining and family events. It’s just my opinion, but once you sell the land in the center of town, it is gone forever.

Finally, some good real estate news! Last week, FHA decided to increase the loan limits to $410,000 in DuPage County. This is great news for first time home buyers and people wanting to move from a condo or townhouse into a single family home. According to a HUD news release, “The Economic Stimulus Act of 2008 will allow HUD’s Federal Housing Administration (FHA) to temporarily increase its loan limits and insure larger mortgages at a more affordable price in high cost areas of the country.” Unless Congress decides to make these changes permanent, the levels will drop back to their previous setting in January 2009. Now, I know what you are all thinking, “Are there really homes in Wheaton and Glen Ellyn under $410,000?” And the answer is YES! Wheaton currently has 163 single family home...

Today the President spoke at The Economic Club of New York, a 100 year old non-partisan, non-profit organization. In his speech, President Bush said, “Now, a root cause of the economic slowdown has been the downtown in the housing market, and I want to talk a little bit about that today. After years of steady increases, home values in some parts of the country have declined. At the same time, many homeowners with adjustable rate mortgages have seen their monthly payments increase faster than their ability to pay. Today we are going to be dealing with the UGLY of local real estate in Wheaton – housing absorption rate.  Absorption Rate is the rate at which properties are able to be sold in a given area.  As of March 1, 2008 there were 372 active single family homes on the market in Wheaton.  If home sell at the same rate as they did for the last 6 months, it will take 14.88 months to sell off the current Wheaton inventory.  Ouch!  The picture is a little brighter for town homes and condos – 10.72 months.  What does this mean for people with their homes currently on the market or hoping to come on in the Spring?  Price is KING.  In order to be competitive in this market, you need to correctly price your home.  Buyers are very educated.  They know what is out there (trust me - they have seen it all)...

It is currently -2 degrees out and the weather people are calling for 6 – 8” of snow tomorrow. However, there is a silver lining to this frigid cloud. Briarcliffe Baseball registration means spring is right around the corner! As I write this, I realize that I missed in-person registration, however, you can still mail in your registration by February 10. Tryouts for teams will be held in the Glenbard South Field house on March 1st and 2nd. There are so many wonderful things about this league; the parents, the coaches, the teaching philosophy, and the kids just to name a few. I am sure I’m biased in my opinion.  It could be the fact that I have four kids or that I love museums of all kinds; but the DuPage Children’s Museum is a true local treasure.  The museum is located at 301 North Washington Street in Naperville. There are three floors of bubbles, windmills, blocks, scales, waterways and math toys.  They even have a workshop for kids to experience the joy of creating items with real tools – although small in size. The energy and excitement when you walk in the door are amazingly evident.  Children are everywhere, laughing, playing, and experimenting.  The kids don’t know it, but they are learning so much while having fun.  Grab your child, a niece or grandchild and head over for an afternoon of fun and enjoyment.  It is a short 20 minute ride from both W...

The City of Wheaton has just unveiled a new and much more user friendly website.  The site has more information and is much better organized than the previous site.  You can search for school information, Wheaton history, zoning questions, and local government meetings, agendas and minutes.Two of my favorite areas pertain to property and real estate.  You can search the site for Wheaton city codes and Wheaton zoning.  They have all this information at your fingertips. They even have a Wheaton email alert you can subscribe to for local news pertaining to our town.  The site if a wealth of information and I highly suggest you take a peek around.

During my last few listing appointments I have gotten this same question almost verbatim: “When will YOU be ready to market my property?”  My response was the same, “When will you be completely ready to have me come take photos of your home?” After I have walked through a seller’s homes, done my research, given my marketing presentation, come to consensus on list price and filled out the marketing agreement, I am ready to begin marketing you home. After we get the paperwork signed, it takes me about one day to write the MLS copy, the newspaper copy, and the internet search site copy.  Add another 1 to 2 days to set-up your personal website, submit your home to Craig’s List, Zillow and Realtor.com.
