Home Buyer Tax Credit: Military Extension  Congress has acknowledged the unique circumstances affecting members of the military, the foreign service and the intelligence community due to deployments and other circumstances by making the following exceptions that apply to both the $8,000 tax credit for first-time home buyers and the $6,500 tax credit for repeat home buyers.  Here are the additional benefits: Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S. and qualify for the credit. Well our grand opening was a success! We had lots of military supporters, a representative from Senator Burris' office, the Belleville Chamber, plenty of local "Friends of HFH" business owners, and even a few fire chiefs stop by!   The grand opening was picked up by the O'Fallon Progress newspaper and made the front page! I am always posting stuff on here about my real estate career because lets be honest that's what this forum is for, however I do have another full time (all-consuming) job as a military spouse.  Now for those of you who are unfamiliar with the military lifestyle this statement may come across as being an exaggeration but for those of you who have lived the life supporting an active duty military member you are all too familiar with what we have to go through and deal with on a daily basis. Did you know that there are quite a few apparently "suburban" areas that are still eligible for USDA Rural Development loans?  I was digging around on the USDA web site the other day and, out of curiosity, entered a couple of local addresses.  Much to my surprise, I discovered that quite a bit of the area which looks pretty suburban is actually classified as "rural" according to the USDA.  Starting just a little east of Hartman Road, from 64 south to E B Street and heading east, there's a fairly big patch of subdivisions (like High Valley Lake Estates and the Greystone Estates, for instance) that fall within the USDA's eligibility map for the rural housing mortgage program. I just read an article on Realtor Magazine Online about PMI Group Inc.'s ranking of the nation's top 50 MSA's (Metropolitan Statistical Area) risk for declining home prices over the next two years. St. Louis MO/IL MSA rated with a 1% chance of lower home prices. Stated in reverse, there is a 99% chance that home prices will maintain or go higher over the next 24 months.
