I have this couple, who I'll call Jane and Jim.  Awesome couple.  Been working years to rehab their credit and get into a position to buy a home.  Credit issues were prevalent due to some not so wise decisions during thei youth, but hey...they have me, Larry Bettag to help them rehab their credit.  Long story short....we get their credit up to where they can finally buy.  Specific instructions followed with no more borrowing.  "We are in a paydown mode" I tell them.  For the last 12 months they do just that and their credit scores climb to the point that they can buy! SO THEY BUY!  KILLER REALTOR HELPS THEM PURCHASE KILLER HOME!!!!! Anyone ever hear of XTERRA?   Neither had I until about 8 years ago.  It's basically the triathalon on steroids.  All terrain.  Not smooth surfaces.  Best athletes in the world.    I became captivated by a remarkable young woman named Jamie Whitmore.  She has won 37 championships and is in the XTERRA hall of fame.  But in 2008, she was diagnosed with cancer which meant some remarkable surgeries that removed muscles that would forever forbid her from competing competitively in XTERRA races.  Despite warnings from doctors that radiation would prevent her from having kids, she has given birth to twin boys. Real Estate Market Minute: St Charles IL (May 2014) Welcome to May's real estate market update for St Charles, IL.  Matt, your trusted real estate agent thought you'd find this information helpful and is ready to answer any questions about the local market.   Let's take a look at real estate activity in St Charles during the month of May.       The number of active listings was up 3% from one year earlier and up 20% from the previous month. I was just sitting in an legal ethics seminar for my continuing ed.  They shared this story with me: Two law partners, running a practice, place an ad on Craig's List for a new legal secretary.  "Need to be young and send a photo.  Must be a great legal secretary.  The last legal secretary could keep up sexually, but not with the legal work." The ethics board didn't care about them advertising on craig's list.  Nor did the ethics board care if attorneys were legally soliticing sex (not sure how that it's legal to solicit sex online), but the fact that they were making sexual performance a pre-requisite of a job. We took a new application this past week from a client who was relocating back to our area.  She worked for a national company who is moving her from place A to our backyard.  The scenario??  Excellent credit!  Superb Income, Great Assets.....a lender's dream.  We issue a pre-approval and she puts an offer in and gets a contract for the home of her dreams. THEN THE UNEXPECTED HAPPENS....... DON'T BUY A CAR BEFORE GOING HOME SHOPPING    I can't tell you how many times that I see a new applicant come to me to buy a home.  They say "we're all set.  We just bought a car and now we're ready for a house.  The payment, whether it $200, $200, $400 or $500 per month can have a HUGE negative impact on your ability in two ways.  First, it's another inquiry into your credit which could drop your credit scores.  Secondly, that payment could greatly affect how much you qualify for.  DON'T BUY YOUR CAR until after you get your house!
