This Round Lake Realtor is amazed at the number of vacancies that are in Round Lake, Fox Lake and all of Lake County.  For commercial property we looked at vacancies but I never thought we would have to look at these numbers for residential. Fox Lake has 852 vacancies and acounts for a 15.2 vacany rate, the highest in Lake County.  Round Lake is closer to the average with 359 vacant properties and a rate of 5.8.  So many of the homes have been abanded.  They are not listed, the banks don't seem to want them and there they sit.

If I have said it once I have said it many times, I love living in Prairie Pointe subdivision in Round Lake.  Yes Prairie Pointe is what a neighborhood should be.  Here you will see kids out playing and neighbors out talking with each other.  Today was the Blizzard of 2011 and here in Round Lake this Round Lake Realtor had her own snow day!   http://www.youtube.com/watch?v=QXgvGI31wog

Things are not looking great for selling a home in Round Lake's Prairie Pointe and Valley Lakes area.  The past six months there have been 25 properties that sold with an average price of $214,000.  Homes are on the market for an average of 133 days.

After short selling you home you may still be able to buya new home!I just received this from one of our mortage lenders.  A buyer who is selling (or has already sold) their existing home in a short sale may be eligible for an FHA l loan to purchase a new property, subject to some restrictions. The short sale must not have involved an FHA loan. The lender in question must have agreed to the short sale and has waived any legal remedy to restitution on any deficiency balance, so the applicant's credit is unaffected. The Round Lake subdivisions of Prairie Pointe, Valley Lakes and Silver Leaf Glen are selling at the rates of 6 homes each month.  There are 45 homes currently on the market leaving around 7 months of home inventory. Prices remain low.  The average home sold price is $217,029, well below what most homes originally sold for.  Almost 57% of the sold homes were either short sales or foreclosures.  The homes in this part of Round Lake were built in the last 10 years.  Prairie Pointe and Valley Lakes has wonderful trees and open areas.  The homes range from 3 bedroom homes to 5 bedroom homes. The Big Hollow School District is well liked and supported by the families and has already built new schools and funded new programs.
