Written by: James A Browning MRE Andy received a phone call from Outside values (BPO Company) asking him if he could value a housing development that went into foreclosure. Andy had 17 years of Commercial experience valuing many types of commercial assets and a preferred Broker with Outside Values. The development had strong sales with single family homes. The development (Cougar Homes) built 200+ houses and then encountered financial difficulties, than went into foreclosure. The development had numerous finished lots that the builder did not dig foundations for start of construction of single family homes! Riverside Real Estate Market The number of sales closed is very similar to where it was last year this winter.  2010 was a typical sales pattern in for the midwest where the number of units sold rises in the in the spring/summer then fallx off in the fall/winter.  2009's pattern was affected by the tax credit offered.   The monthly supply of inventory is high for both single family homes and condos / townhomes.   Median sales price for a single family home is down 14.6% from 2010. What we see here is that the percent of ask(list)/close price is lower in the winter months when their are fewer buyer.

RIVERSIDE, IL is one of the first planned communities in USA, incorporated in 1875 and designated a National Historic Landmark in 1970. Eastern businessman Emery Childs, with group of associates, purchased 1,600 acres along the Des Plaines River for residential development. The site was highly desirable due to its natural oak-hickory forest and 11 miles distance from Chicago downtown. Landscape architect Frederic Law Olmsted, famous for design of New York City's Central Park, and his partner Calvert Vaux planned the streets to follow the Des Plaines River. Riverside supposed to combine the pleasures of rural living with urban conveniences such as community-provided gas, water services, and maintained streets.
